How a gutter survey works in Skeete
Gutters are usually fixed to fascia boards, so we check the fascias and soffits too. Long-term overflowing can soften and rot timber boards and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not test for asbestos, but we flag anything that could contain it. We survey parapet and box gutters, outlets and hoppers and valley gutters, and common reasons people get in touch are rotten fascias or stained soffits and gutters overflowing in heavy rain.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

DIY checks: what’s safe
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Skeete questions
I let a flat near Westenhanger station. Can you check the roof?
Yes, rented property is part of what we cover. You can phone 07833 053749 or send us an email with the address and a few details.
Is my home in Skeete listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
What does the report include?
Written findings with photographs, explaining the condition of the gutter, any defects and our recommendations, in order of urgency where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
How many surveys have you done?
We have completed more than 5,000 surveys, over more than 20 years.
Are you insured?
Our cover is professional indemnity plus public liability, and details are available on request.
Can you inspect my roof with a drone?
Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Can you give me structural calculations?
No. Our survey isn’t a structural engineer’s report. We will recommend an engineer if we see signs that call for one.
Honest limits
A survey is a close look at the gutter, but it can’t do everything. The main limits are:
- Hidden sections we can’t view safely
- Damage hidden inside walls or behind boards
- The inside of buried drains
If in doubt, ring 07833 053749 or send us an email and we’ll recommend the right survey before booking. What our survey covers.
What we check
- Parapet and box gutters
- Eaves gutters
- Fascias and soffits
- Downpipes
- Outlets and hoppers
- Valley gutters
Signs you need a gutter survey in Skeete
Gutter brackets work loose or corrode with age. A gutter full of wet debris is heavy, and that weight pulls sections out of line. Once the fall is lost, water sits at the low point and spills over.
A survey makes sense if you’ve noticed:
- Valley or box gutters that overflow inside
- Overflowing eaves gutters
- Cracked or loose downpipes
- Gutters that have fallen out of line
For site and facilities teams at buildings like Stowting Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other.
Choosing a roof surveyor
- Is there a chance to talk the report through?
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- How long the report takes to arrive
- Whether they hold professional indemnity and public liability insurance
Why get it checked now?
A gutter clear-out takes the leaves away but it won’t explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. For an older or listed building in a place like Skeete, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.
Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You’ll know the price for your roof before booking.

How the survey works
The aim of the visit is simple: to look at the gutter as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Older rural homes like those around Skeete can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.
- First, you tell us what you’ve seen, such as overflows or damp.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- We check hidden gutters, such as valleys and parapets, where it is safe to see them.
- We look in the loft space, where there’s safe access, for signs of water getting in.
- The findings are written up with photos and recommendations.
Before the survey
- Have keys ready for side gates, garages or roof access doors
- Keep pets in another room
- Point out any leaks or damp patches

Advice
Skeete homes and their roofs
Skeete is within about 4 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. About 2.7 miles south-west lies Westenhanger Castle, a reminder of how long the area around Skeete has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
