Flat roof surveys for homes and businesses in Skeete
Each type of flat roof has its own weak points. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. Common reasons to book are loose or cracked edge trims and gaps at upstands and abutments, across GRP fibreglass, single-ply membranes and upstands and outlets.
Somewhere as small as Skeete, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access in advance. Garages and outbuildings are easy to forget, so mention any you want included as you book.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Common roof problems in Skeete
Flat roofs take the full force of the weather on a surface that drains slowly. In time, the covering dries out, cracks and loosens at its edges and laps. Most people book a survey after a leak, before buying, or when they think the roof is getting old.
We are often asked to look at:
- Leaks around rooflights
- A sagging deck under the covering
- Outlets choked with leaves and silt
- Damaged trims at the roof edge
Anyone responsible for a site like Stowting Church of England Primary School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.
Before you book anyone
- How much experience they have with roofs like yours
- What happens after the report arrives
- Will they check the loft as well as the outside?
- How they’ll see the roof: from ground level, the loft, the roof or by drone
What we cannot see
We only report what can safely be seen on the day, so some things are outside what a survey can do:
- Areas we can’t see or reach safely, including fragile rooflights and sheeting
- Hidden layers beneath the covering
- A fixed date for when the roof will need replacing
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. What a survey covers and does not.

Common questions in Skeete
Does a conservation area affect roof work in Skeete?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do roofs near the sea, like those around Skeete, take more of a battering?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Can you survey any kind of flat roof?
We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. If you do not know what your roof is, we’ll identify it on the day.
Does the survey cover asbestos?
Our survey doesn’t include asbestos testing. Buildings built or refurbished before 2000 may contain asbestos, for example in cement roof sheets. We note anything that could contain it, and a specialist asbestos surveyor should check it before it’s disturbed.
How soon will I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.
Do you work in Skeete?
Yes. Our area covers London and South East England, and that includes Skeete.
Do you look for flat roof leaks?
We check the whole roof, since water can travel before it shows inside. Splits, open laps, upstands, outlets and rooflights are all checked. Where nothing visible explains the leak, the report says what to try next.
Before and after the survey
Nothing here needs a ladder. A few suggestions:
- Note where water lies after a downpour
- Check that new brackets or units haven’t damaged the covering
- Treat rooflights and old sheeting as fragile
- Keep people off the roof unless they need to be there
Landlords, owners and managing agents can keep the report as a dated record of the roof. It helps when planning maintenance budgets, and it gives a baseline to compare against next time.
After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.
Flat roof surveys around Skeete
The coast is about 4 miles or less from Skeete, and being near the sea means more wind and salt than a roof inland would face. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. With Westenhanger Castle about 2.7 miles south-west, Skeete sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
If you own a rental within reach of Westenhanger station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
Skeete is about 4 miles north of Hythe, in Kent. We survey roofs in Skeete and the surrounding area across London and South East England. Skeete is one of the places in Kent where we work for flat roof surveys. Our Canterbury page covers surveys nearby.

Around Skeete
Skeete’s nearest station is Westenhanger station, about 2.5 miles south-west. Nearby you will also find Royal Victoria Hospital (5.6 miles south-east) and Saltwood Castle (3.4 miles south). Open spaces near Skeete include Hatch Park and Tolsford Hill.
What happens if roof problems are left?
By the time a flat roof leak shows indoors, water has already passed through the roof build-up. A survey can find worn areas and failing details before that point, so you can plan the work rather than react to it. Older cottages and farmhouses around Skeete can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

What else we do in Skeete
How we price flat roof surveys
When we price a survey, we consider:
- Commercial roofs and larger buildings
- Which survey package you book
- If the survey needs thermal imaging or a drone
- How complicated the roof is, with its valleys, chimneys and parapets
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.
Booking your survey
Here’s what helps us most when you contact us:
- The reason for the survey, like buying, a leak or storm damage
- Your postcode, so we can check access and travel
- Any marks or damp showing indoors
- Access details, such as a loft hatch or a shared roof
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, phone 07833 053749 or drop us an email with the address and the days you’d prefer.
What happens on the day
We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. For a village or hamlet like Skeete, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.
- We agree the roof to be surveyed, its use and any leaks you know about.
- We look at the roof from the ground, windows and the roof where it is safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
Before we arrive
- Tell us where we can park nearby
- Buyers: confirm access with the estate agent or seller
- Jot down any questions you want answered
