Stowting Gutter Survey
Gutter surveys in Stowting from an independent, experienced roof surveyor. Over 5,000 surveys and 20+ years behind us across London and the South East.
- Hoppers and outlets full of debris
- Downpipes that are split or coming away
- Rotten fascias or stained soffits
Useful tips for Stowting property owners
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Do not leave hidden gutters out of a clear-out
- Book gutter clearing once a year, more often near trees
- Look for downpipes coming loose
- Watch ceilings under valley gutters for fresh marks
After any work is done, watch the gutters in the next heavy rain. Water should run to the outlets and away without spilling over, and if it does not, raise it with whoever did the job.
Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse and spilled water harms brickwork and woodwork.
Gutter surveys for homes and businesses in Stowting
Your gutters take the rain from the roof and lead it away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t, often down the brickwork or into the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a report with photos. Typical surveys look at water spilling over the gutter edge and blocked outlets and hoppers, across fascias and soffits, valley gutters and parapet and box gutters.
Some older homes in villages like Stowting are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Checking the roof from ground level
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
What a gutter survey looks like in Stowting
Historic houses like Westenhanger Castle, about 3.2 miles south, show how far back building in the area around Stowting goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Knowing the covering helps explain which parts of a roof are likely to need work first.
The streets around a church such as Church of St Mary are frequently among the oldest in a place, and if you own one of the older houses nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. Anyone responsible for a site like Stowting Church of England Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

How the survey works
There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes an hour or two for a house, though large, tall or awkward roofs take more time. Rural addresses near Stowting can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We agree which parts of the building you’re most worried about.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
Getting ready for the survey
- Leave side gates unlocked
- Have any questions written down, so nothing gets missed
- Agree roof access with the managing agent if it is shared

Common questions in Stowting
How do I find out if my home in Stowting is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Will you come out to Stowting?
We do. Villages and rural addresses get the same survey as a town house.
Will you check if gutters are causing damp inside?
Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the evidence points elsewhere, we will say so, based on what we can see.
When is the best time for a gutter survey?
Whenever suits you. If water is already spilling over, book sooner rather than later as overflowing water can damage walls.
Will you walk on the roof?
Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.
What do I do with the report?
The report arrives by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
How experienced are you?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.
Signs you need a gutter survey in Stowting
Valley, parapet and box gutters are often lined with lead or a sheet material. Splits and blocked outlets in these gutters can send water straight into the building as there is nowhere harmless for it to go. Lead is also a target for theft.
It is worth booking a survey if you’ve seen:
- Leaking or loose downpipes
- Water spilling over the gutter edge
- Sagging gutters and loose brackets
- Dripping or leaking gutter joints
Living close to Spong Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.
What to check before booking
- Whether VAT is in the quoted price
- What’s outside the scope of the survey
- What insurance they carry
- Whether the roof space is looked at, where there is one
How the survey changes by roof type
Lead-lined valley and parapet gutters
A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. We check it where it’s safe to see.
Aluminium and other metal gutters
Metal gutters can suffer at joints and where different metals meet. We record any corrosion or leaks we see.
