Need a gutter survey in Woodland?

The survey, step by step

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect between one and two hours at a house, depending on how many gutter runs and downpipes there are. For a village or hamlet like Woodland, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Preparing for the visit

  • Gather any invoices or paperwork from past roof work
  • Show us where any leaks or stains appear
  • Leave side gates unlocked

Booking a survey

Gutter survey starts from £150, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or drop us an email with the details.

Advice

About our gutter survey in Woodland

Your gutters take the rain from the roof and lead it away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that typically means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. The findings go into a written report with photos. We survey outlets and hoppers, fascias and soffits and downpipes, and common reasons people get in touch are hoppers and outlets full of debris and gutters full of debris and silt.

In a small place like Woodland, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the gutter, the defects we found and what we recommend.

Woodland: your questions answered

How do I find out if my home in Woodland is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you cover smaller places like Woodland?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Will you go up on the roof?

Only when it is safe. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

When does the report arrive?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, tell us as you book.

When is the best time for a gutter survey?

Whenever suits you. If you’ve already seen a gutter overflowing, it is best not to wait, because the walls take the water.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

What does the report include?

It explains what we saw, what it means and what we’d suggest, with photos throughout. It also says if any part of the roof couldn’t be seen safely.

Local roofs in Woodland

The coast is about 5 miles or less from Woodland, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Anyone responsible for a site like Lyminge Church of England Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Acrise Place lies about 2.9 miles east, so building around Woodland goes back a long way. Older homes in the area may have roofs that need matching materials when work is done.

Woodland is about 4 miles north of Hythe, in Kent. From houses to flats and shops in Woodland, the roof can be surveyed on a weekday or at the weekend. Our area takes in places right across Kent, large and small. Canterbury is in our area too.

All of CT18 is within our area for gutter surveys, from the main roads to the quietest streets. Nearby, we also carry out gutter surveys in Skeete (1 mile south-west), Hemsted (1 mile north-west), Lyminge (1 mile east), Rhodes Minnis (1 mile north-east) and Ottinge (1 mile east). Within a short drive, we also cover Ashford (9 miles west), Canterbury (10 miles north), Dover (10 miles east), Folkestone (5 miles south-east), Whitstable (15 miles north) and Deal (15 miles east).

What we look for on each type of roof

Fascias and soffits

Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.

Box and secret gutters

Secret gutters are hidden under the edge of the roof covering, so they’re easy to forget. We check what’s visible and note what isn’t.

When you need someone else

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Pipes below ground level
  • What’s behind fascias and inside walls
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before you book. What a survey covers and does not.

What this survey covers

  • Fascias and soffits
  • Parapet and box gutters
  • Downpipes
  • Eaves gutters
  • Valley gutters
  • Outlets and hoppers

What we’re asked to look at in Woodland

Overflowing gutters in a downpour are a common reason to book. Others spot damp patches, ceiling stains or green marks on the walls. The survey helps pin down the source before it causes more harm.

Look out for signs like these:

  • Overflowing valley or parapet gutters
  • Leaves and moss blocking gutters
  • Joints that drip after rain
  • Leaking or loose downpipes

Landlords with a home close to Westenhanger station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Before you book any roof surveyor

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • What exactly goes into their report
  • Whether the loft is part of the inspection
  • What they won’t be able to tell you

What to expect from a roof survey

Landlords, agents and block managers in Woodland

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or drop us an email with the addresses.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

DIY checks: what’s safe

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
