Chimney survey in Woodland, Kent
Find out what’s going on with the chimney stack before you spend money on it. Chimney surveys in Woodland, with photos and a clear written report.
- Pots or cowls that look unsafe
- Eroded joints in the brickwork
- Damp on a chimney breast inside
Practical tips
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Have brackets on the chimney checked
- Note any damp on chimney breasts and when it appears
- Never climb onto the roof to look at a chimney
- Use the report as a baseline for future checks
After the visit, we write up the report with photos of each stack. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Have worn pointing and cracked flaunching dealt with early. It’s far simpler than rebuilding a stack later.
How a chimney survey works in Woodland
A damp patch on a chimney breast doesn’t always come from the same place. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Condensation inside an unventilated stack is another common cause. Our survey checks each of these and records the likely cause. You then know where to start. If you’ve noticed unused flues sealed without airflow and spalled or crumbling bricks, a survey will tell you what’s going on, on shared and party-wall stacks, brick chimney stacks and chimney pots and cowls alike.
In a small place like Woodland, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.
The report records the chimney stack as we found it on the day. It’s useful straight away, and a good reference for later.

Checking the roof from the ground
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking.
Woodland: your questions answered
Is Woodland within the area you cover?
Yes, Woodland is covered. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Can a landlord with a rental near Westenhanger station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or send us an email with the address and what you need, and we’ll talk through which survey suits.
Can you find out why my chimney breast is damp?
Typically it’s water getting in from outside, or condensation in a sealed stack. We check the stack, the flashings and how unused flues are capped, and record what we find.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years, across London and South East England.
Do you inspect the flue?
No. It isn’t a flue, sweep or gas safety inspection. We check the structure and weathering of the stack and any damp, and we’ll say if anything suggests the flue needs checking.
Do you need to go on the roof to check the chimney?
We inspect from wherever is safe: from the ground, windows and vantage points, and from the loft where there is access. A drone inspection is included in our Premium Survey where it applies. We note anything we couldn’t see.
Can you inspect my roof with a drone?
Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

Advice
Why act early in Woodland
Most people never get a proper look at their chimney stacks. Problems often go unnoticed until damp appears inside. Surveying the stack now can catch problems first. For an older or listed building in a place like Woodland, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

When to book a survey in Woodland
A stack takes the weather from every direction. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. Most people book after spotting damp or a loose pot, or before buying.
A survey can pick up problems such as:
- Staining on walls around the chimney
- Gaps where the stack meets the roof
- Bricks with flaking faces
- A stack that appears to lean
Landlords with a home close to Westenhanger station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
Before booking any roof surveyor
- Which parts of the roof they’ll actually see
- When you will get the report
- Will they check the loft as well as the outside?
- Will the report include photos?
Roofs, chimneys and gutters in Woodland
The coast is about 5 miles or less from Woodland, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. With Acrise Place about 2.9 miles east, Woodland sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
Take a building like Lyminge Church of England Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
