How we price thermal roof surveys

To price your survey, we check:

  • Whether thermal imaging or a drone is needed
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Extensions, dormers and garages with roofs of their own
  • The height of the building and how the roof can be seen safely

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We’ll tell you which package suits the questions you have.

Getting in touch

To price your survey accurately, we’ll ask about:

  • What kind of property and roof it is
  • The reason for the survey, such as buying, a leak or storm damage
  • Where any leaks, stains or damp patches show inside
  • Pictures from the garden or a window, if you have them

Most bookings start with a short call: ring 07833 053749 or send us an email. You will have a price before anything is arranged.

Thermal roof survey in Woodland

A thermal camera can help when the cause of damp isn’t obvious. Water can travel some distance under a roof covering before it shows inside, and temperature patterns can help us trace where it may have come from. The images are used alongside a visual inspection and moisture readings, so the findings don’t rely on the camera alone. We survey pitched roof slopes, ceilings below the roof and commercial roofs, and common reasons people get in touch are moisture around outlets and upstands and heat escaping through the roof.

Somewhere as small as Woodland, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you can’t get from the ground. Weather and airspace are checked before the visit, and the journey is planned in advance. Steep slopes and tall chimney stacks are where a close-up view adds the most.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we do, step by step

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. It typically takes about 1–2 hours for a house, while a commercial roof takes nearer three to four hours. Older roofs in small places like Woodland can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. The roof is inspected visually from safe viewpoints.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. The report sets out the images, what they suggest and what we recommend.

How to prepare

  • If you’re buying, let the agent know when we are coming
  • Keep pets inside or away from the areas we’re looking at
  • Unlock side gates and any roof access doors

Surveys for landlords and agents in Woodland

Landlords, agents and building managers in Woodland and across Kent can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or send us an email.

Businesses and commercial landlords can book us too. Larger roofs take longer.

Honest limits

A survey is a careful look at the roof, but it cannot do everything. Its limits include:

  • An energy rating for the building
  • Readings unaffected by sun, shade or reflections
  • Seeing water directly, as the camera shows temperature, not moisture

If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey. What a survey covers and doesn’t.

What this survey covers

  • Ceilings below the roof
  • Commercial roofs
  • Pitched roof slopes
  • Flat roofs
  • Insulated roof spaces
  • Loft conversions

What a thermal roof survey looks like in Woodland

The coast is about 5 miles or less from Woodland, and coastal wind can be strong. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

Historic houses such as Acrise Place, about 2.9 miles east, show how far back building around Woodland goes. Photos from the air and thermal images let an old roof be checked without anyone disturbing it. If you look after a building such as Lyminge Church of England Primary School, a view from above covers a wide roof far faster than walking it.

Woodland is about 4 miles north of Hythe, in Kent. Anywhere in Woodland, we can carry out thermal roof surveys at your property, on a weekday, Saturday or Sunday. Woodland is one of the towns and villages in Kent where we work. We also survey roofs in Canterbury.

Woodland: your questions answered

Do you cover smaller places like Woodland?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Does a conservation area affect roof work in Woodland?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can thermal imaging show missing insulation?

Thermal images can suggest where heat is escaping and where insulation may be missing. We don’t give energy ratings or heat loss calculations, but the images show where improvements may help.

Is thermal imaging included in your surveys?

Thermal imaging is included in our Premium Survey, from £400. The Premium Survey also covers a full inspection, drone inspection where it applies, structural analysis and a report on the same day.

How do I book a survey in Woodland?

To book, call 07833 053749 or send us an email and let us know the address and what you want to find out. We will confirm the price and find a day that suits.

Will the camera show exactly where the water is?

Not directly. It shows temperature, and wet materials frequently behave differently from dry ones. That’s why we check any patterns with moisture readings.

How long is the visit?

It normally takes about one to two hours at most homes, though large, tall or awkward roofs take more time. You’ll then get the report by email, on the timescale of your package.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Useful tips for Woodland property owners

From years of surveys, a few habits stand out as worth the effort:

  • Keep dated photos of any marks on ceilings
  • Tell us where and when you’ve seen damp or stains
  • Use the report as a baseline for later checks
  • Remember the conditions on the day affect the results

We note the weather and surface conditions, and how they may have affected the results. That way you know how much weight to give each finding.

Keep outlets and gutters clear so water drains off the roof quickly. The less water sits, the less can find its way beneath.
