Storm damage roof reports for homes and businesses in Woodland
The Financial Ombudsman looks at three things when it considers a storm damage complaint: whether there were storm conditions around the date, whether the damage fits a storm, and whether the storm was the main cause. Our report focuses on the second and third points. Weather records for the date are for you or your insurer to check. If you’ve noticed damaged gutters and fascias and water coming in after the storm, a survey will tell you what’s going on, on chimney stacks, gutters and fascias and ridges and hips alike.
In a village or hamlet like Woodland, older cottages and farmhouses often have roofs that have been patched over many years. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you’re thinking of an insurance claim. We check everything that’s safely in view and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.
What you get is a clear record of the roof on the day we saw it. It’s useful right away, and a good reference for later, such as when you want to compare after future work.

Should I look at the roof myself first?
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.
Landlord and commercial surveys in Woodland
Where a roof is shared: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.
Businesses and commercial landlords can book us too. Larger roofs take longer.
Roof by roof
Lead flashings
Lifted flashings let rain run behind them into the roof. We note where this has happened and any damp inside.
Ridge and hip tiles
Water can get in where ridge tiles have moved. We photograph and describe the damage.
Woodland questions
Is Woodland within the area you cover?
Yes, Woodland is covered. Our area covers London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.
Is the coastal weather around Woodland hard on roofs?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Does this replace a RICS home survey?
No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.
How are storm damage reports priced?
Prices start from £150, including VAT. Larger or more complex roofs are quoted for their size. It does not include repair costs, so you will need a roofer’s quote for those.
Does your report mean my claim will be accepted?
The decision is your insurer’s, not ours. We record the damage, with photographs and the likely cause, for you to give to your insurer.
Do you use drones?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we are given access to.

Why act early in Woodland
A clear, independent record helps you explain the damage to your insurer. It sets out what we found and the likely cause, alongside any photos you took yourself. The survey, step by step
Once we’ve finished looking, we write up our findings in a report with photos, emailed to you. As for time on site, most surveys take between one and two hours for most houses, and more on a big or complicated roof. Cottages and farmhouses around Woodland often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- First we go through when the storm hit and what you’ve noticed.
- We look at the roof from wherever it is safe.
- Each area of damage is photographed and described.
- The report notes whether the damage fits a storm, older wear or both.
- We send you the report by email for your insurer.
Before we arrive
- Unlock side gates and any roof access doors
- Let us know about parking near the property
