Thermal Roof Survey in Skeete

Thermal imaging to find moisture and heat loss patterns in a roof for Skeete and the rest of Kent. We survey on weekdays, Saturdays and Sundays.

  • Areas losing heat at the eaves and junctions
  • Damp patches with no obvious cause
  • Damp where roofs meet walls and chimneys

Thermal roof surveys for Skeete homes and businesses

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

Thermal roof surveys for homes and businesses in Skeete

Wet insulation under a flat roof covering holds heat for longer than dry. So a wet patch can show as a warmer or cooler area on the camera. This can give an idea of how far water has travelled beneath the membrane, which is hard to judge by eye. We then check those areas with moisture readings. Common reasons to book are water that travels before it shows and possible trapped moisture under a flat roof covering, on insulated roof spaces, commercial roofs and ceilings below the roof.

Older buildings in small places like Skeete may be listed or in a conservation area. A look from above or with a thermal imager doesn’t touch the roof, so it is a gentle way to see the condition of an old roof, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

Tips from our surveys

Nothing here needs a ladder. Our suggestions:

  • Keep outlets and gutters clear to stop water sitting
  • Keep a record of when stains appear
  • Take photos of stains as they appear, so we can compare
  • Talk to us about the weather when booking

Many people send the report to roofers, who can then quote for the areas shown. Each thermal image is matched to a normal photo, so the areas are easy to locate.

Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.

Why act early in Skeete

Thermal images can suggest the extent of wet areas without cutting into the roof. That helps you and your roofer decide what really needs replacing. For an older or listed building in a place like Skeete, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Thermal roof survey starts from £400, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

Flying and imaging in Skeete

Skeete is within about 4 miles of the coast, and wind off the sea can be strong. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. With Westenhanger Castle about 2.7 miles south-west, Skeete sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

Skeete is about 4 miles north of Hythe, in Kent. We cover Skeete and the rest of Kent, as part of our work across London and South East England. Our area takes in places right across Kent, from the larger towns to small villages. Our Canterbury page covers surveys nearby.

We work across CT18 for thermal roof surveys. Other places close to Skeete include Woodland (1 mile north-east), Hemsted (1 mile north), Lyminge (1 mile east), Rhodes Minnis (1 mile north-east) and Postling (1 mile south). Further out, we also cover Ashford (8 miles west), Canterbury (10 miles north), Dover (10 miles east), Folkestone (6 miles south-east), Faversham (15 miles north-west) and Hythe (4 miles south).

What we’re asked to look at in Skeete

Buyers sometimes want more than a visual look at the roof. The Premium Survey brings thermal imaging and a drone inspection where applicable, with a report the same day, which suits a purchase that’s moving quickly.

A survey can pick up problems such as:

  • Damp around chimneys and parapets
  • Heat escaping through the roof
  • Stains that keep coming back
  • Leaks far from where the stain appears

Anyone responsible for a site like Stowting Church of England Primary School will know that a drone or thermal camera can show a large roof in a single visit.

Before booking any roof surveyor

  • What’s outside the scope of the survey
  • Whether you can ask questions once you have the report
  • Whether they hold professional indemnity and public liability insurance
  • Their track record with similar roofs

What a roof survey includes

What this survey can’t tell you

No survey can tell you everything, and it’s better to know them up front. Bear these in mind:

  • What’s inside walls or under coverings, without opening up
  • Whether the deck or roof structure is strong enough
  • Proving moisture from the images alone

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you before you book. What a survey covers and does not.

What this survey covers

  • Ceilings below the roof
  • Insulated roof spaces

  • Loft conversions
  • Pitched roof slopes

Skeete questions

Does a conservation area affect roof work in Skeete?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is Skeete within the area you cover?

Yes. Skeete is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

What happens next?

We email you the written report with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

Is thermal imaging included in your surveys?

Our Premium Survey, from £400, includes thermal imaging. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.

Can you use a thermal camera on a sloping roof?

It can be useful, though pitched roofs are normally harder to read. Slates and tiles over a ventilated space can mask what’s below, so we also look from the loft where it’s safe.

Will you walk on the roof?

Only if it is safe. We inspect what can safely be seen: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

What happens on the day

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Around Skeete, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We carry out a visual inspection of the roof from wherever it can be seen safely.
  3. Thermal images are taken to show differences in surface temperature.
  4. We check the patterns that stand out with moisture readings where there’s safe access.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Before the survey

  • Keep pets out of the way during the survey
  • Let us know about parking before the day
  • Move anything stored under the loft hatch
