Pre-purchase roof surveys for Woodland homes and businesses

About our pre-purchase roof survey in Woodland

Buying a home is a big commitment, and the roof is one of the costliest parts to put right. Our pre-purchase roof survey gives you a close look at it before you’re committed. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the roof space where it’s safe to get in. You get a written report with photos. We survey chimney stacks, gutters and downpipes and the roof space, and common reasons people get in touch are blocked or leaking gutters and roof slopes that look uneven or sagging.

Some older homes in villages like Woodland are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you are buying or signing off new roofing, it’s worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.

We keep jargon out of it: if work is needed, the report says so clearly.

The survey, step by step

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It normally takes roughly 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. Somewhere as small as Woodland, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Before we arrive

  • Mention any parking restrictions on your street
  • Check pets are kept safely away
  • For flats, check roof access has been agreed

Signs you need a pre-purchase roof survey in Woodland

A chimney stack stands out in the wind and rain and they’re often the least maintained part of a roof. Pointing crumbles, flaunching cracks and flashings lift. On terraced and semi-detached homes, a stack may be shared with next door, which can affect how any work is arranged.

These are some of the problems a survey can pick up:

  • Gaps where slates or tiles have come loose
  • Quick fixes on flashings and valleys
  • Old water stains in the loft space
  • Standing water on a flat extension roof

Landlords with a home close to Westenhanger station may find that it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Before you book anyone

  • Whether any drone flown is registered with the CAA
  • What they won’t be able to tell you
  • Whether you can ask questions once you have the report
  • How they plan to inspect the roof safely

What to expect from a roof survey

Leave it or get it looked at?

Even if you go ahead regardless, knowing the roof’s condition helps you plan. The report shows what needs doing first, and you can line up a roofer before small faults grow. In a small place like Woodland, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.

Common questions in Woodland

Will you come out to Woodland?

Yes, we do. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Does being near the coast affect roofs in Woodland?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it typically shows.

Can you survey a shared roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we’re given access to.

Do you survey on Saturdays and Sundays?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

How do I book a survey in Woodland?

The quickest way is to phone 07833 053749 or drop us an email. Tell us the address and a little about the roof, and we’ll take it from there. Surveys run on weekdays, Saturdays and Sundays.

Will you fly a drone over my roof?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules. We are a CAA-registered drone operator.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

Buying a home or a new roof in Woodland

Woodland lies within about 5 miles of the sea, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in high wind or heavy rain. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

Historic houses such as Acrise Place, about 2.9 miles east, show how far back building around Woodland goes. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy.

Woodland is about 4 miles north of Hythe, in Kent. We visit Woodland as part of our work across Kent, for homes and businesses alike. Our area takes in places right across Kent, from the larger towns to small villages. You can also see our page for Canterbury.

What this survey can’t tell you

To be straight with you, there are limits to any roof survey:

  • Anything beyond the roof, which a full home survey covers
  • Whether the price should change, which is between you and the seller
  • A structural engineer’s report

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before you book. The full list of what we check.

Roof types and parts we check

  • Clay and concrete tiles
  • Lead flashings and valleys
  • Gutters and downpipes
  • The roof space
  • Chimney stacks
  • Natural slate
  • Flat-roofed extensions and dormers

Checking the roof from the ground

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book and it will help the survey.
