Gutter surveys for homes and businesses in Lyminge
Damp patches on inside walls, stains below a valley or water running down the brickwork can often be traced to the gutters. We check whether gutters, outlets or downpipes are the likely source, from what can safely be seen. If the evidence points elsewhere, like a flashing or the roof covering, we will say so, with a suggested next step. We survey downpipes, eaves gutters and fascias and soffits, and common reasons people get in touch are brackets that have dropped or snapped and gutters overflowing in heavy rain.
Somewhere as small as Lyminge, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Why act early in Lyminge
It’s easy to put damp down to the wrong cause. If a leaking gutter or downpipe is the source, other work on the wall won’t stop it. Checking the gutters first helps you spend in the right place. In a place like Lyminge, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Gutter surveys in Lyminge: local notes
Lyminge lies within about 4 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
For site and facilities teams at buildings like Lyminge Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. Acrise Place lies about 2.1 miles east, so building around Lyminge goes back a long way. Older homes in the area may have roofs that need matching materials when work is done. If you let a flat or house near Sandling station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Before and after the survey
A survey works best with a little help from you, before and after. Tips:
- Check from the ground or a window, not a ladder
- Look for new stains on ceilings below valleys after rain
- Look out for overflows when it pours
- Have overhanging branches cut back
Questions about the report are welcome. With the Standard Survey there’s a follow-up consultation, and the Premium Survey includes an in-person consultation.
Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.

Questions from Lyminge
Is Lyminge within the area you cover?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Is my home in Lyminge listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Will I get photos?
Yes. Photos are part of every report, so you can see each point for yourself.
What’s the best way to book?
To arrange a survey, ring 07833 053749 or send us an email and tell us the address and what you want to find out. We’ll confirm the price and agree a day with you.
Is a CCTV drain survey included?
No, we do not carry out CCTV drain surveys. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.
Is there a good time of year to book a gutter survey?
Whenever suits you. If you’ve already seen a gutter overflowing, it is best not to wait, because the walls take the water.
Will you check the loft?
Usually, if there’s one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.
What we do, step by step
We’ll ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere like Lyminge needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.
- You tell us where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- The loft space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
Getting ready for the survey
- Jot down any questions you want answered
- Leave a clear route to the loft
- Keep pets in another room

Advice
Rented homes, blocks and businesses
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.
What a survey costs
Not every roof costs the same to survey, and it comes down to:
- Extensions, dormers and garages with roofs of their own
- The roof’s overall size
- Commercial roofs and larger buildings
- The height of the building and how the roof can be seen safely
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.
Booking your survey
There’s no need for technical words. It’s enough to tell us:
- Where any leaks, stains or damp patches show inside
- Access details, such as a loft hatch or a shared roof
- What’s prompted the survey
- The kind of building and roof involved
If you have photos of the roof, send them over. Pictures from ground level or a window are fine. To send them or to book, phone 07833 053749 or drop us an email.
DIY checks: what’s safe
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.
