Ashford questions

Do you carry out roof surveys in Ashford?

We do. The survey and report are the same in Ashford as anywhere else, and visits run on weekdays and weekends.

I let a flat near Ashford International station. Can you check the roof?

Yes, letting agents and landlords book with us as well as owners. Just ring 07833 053749 or send us an email and tell us about the building.

Is a CCTV drain survey included?

No. We check above-ground rainwater only, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we will tell you.

What’s the best way to book?

Simply call 07833 053749 or send us an email with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

Do you climb onto every roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest.

Will the survey check for asbestos?

No. We don’t test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.

Is this a RICS survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

How a gutter survey works in Ashford

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason, with photographs and written recommendations. We survey on weekdays and at weekends. We survey downpipes, parapet and box gutters and fascias and soffits, and common reasons people get in touch are soffits marked by water and leaks at the gutter joints.

Ashford is big enough to have roofs from every era, with slate on older terraces, tiles on later houses and flat roofs on extensions, flats and shops. Typical faults range from slipped slates and cracked ridges to tired flashings, chimneys and blocked gutters. Knowing which you have shapes the survey.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What happens if roof problems are left?

A gutter clear-out takes the leaves away, but it does not tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. In a place with as many rented homes as Ashford, small roof faults often turn into tenant complaints. Finding it early, between tenancies if possible, is simpler than dealing with it mid-let.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 with VAT included. We can help you choose the package that fits what you’d like to know.

How it works

We work from the outside in: outside views come first, then the loft space if there is safe access. All told, expect between one and two hours for a house, with bigger or more complicated roofs taking longer. Where a building in Ashford has a manager or access rules, those are sorted out before the day. For homes, clear the way to the loft hatch and tell us about any leaks you know of. The written report follows, with photos.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it’s safe, we check the loft for signs of water.
  5. A report with photographs and recommendations follows.

Before we arrive

  • Clear the way to the loft hatch
  • Keep pets inside or away from the areas we are looking at

How the survey changes by roof type

Fascias and soffits

On buildings from before 2000, soffits may be asbestos cement. We flag any that could be for a specialist asbestos surveyor to check.

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. Their joints can leak as the seals wear, and brackets can sag under load.

Roofs, chimneys and gutters in Ashford

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses such as Godinton House, about 2 miles north-west, show how far back building in the area around Ashford goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Landlords with a home close to Ashford International station may find that the gap between tenancies is a good time to have the roof looked at. Anyone responsible for a site like Chilmington Green Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

When to book a survey in Ashford

Moss grows on many tiled and slate roofs, and rain washes it down into the gutters. Mixed with grit from the roof, it settles as silt that slows the flow and lets weeds take root.

A survey can pick up problems such as:

  • Brackets that have dropped or snapped
  • Overflowing eaves gutters
  • Leaks at the gutter joints
  • Valley or box gutters that overflow inside

Trees in and around Ashford Green Corridors shed leaves that can end up in nearby gutters.

What a good roof survey covers

Before and after the survey

Over many surveys, some simple habits stand out:

  • Note any damp stains below the gutters
  • Have gutters cleared at least once a year
  • Include valley, parapet and box gutters when clearing
  • Look for new stains on ceilings below valleys after rain

If anything in the report isn’t clear, ask us. With the Standard Survey there is a follow-up consultation and the Premium Survey comes with an in-person one.

Watch your gutters from ground level or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.

What this survey can’t tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Pipes below ground level
  • Blockages deep inside downpipes
  • Confirming asbestos in older rainwater goods

If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey. What our survey covers.
