About our gutter survey in Willesborough

We carry out gutter surveys in Willesborough as part of our cover across London and South East England. On the day, we inspect what can safely be seen, from the ground, from windows and from the roof space. A visit typically takes between one and two hours at most homes; commercial roofs usually need 3–4 hours. The written report follows, with photos and recommendations. We survey valley gutters, parapet and box gutters and downpipes, and the problems we’re asked to look at most are overflowing eaves gutters and gutters packed with leaves or moss.

Around Willesborough, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Tips from our surveys

These tips come from what we see on roofs every week, before and after a survey:

  • Make sure downpipe clips are holding
  • Don’t leave hidden gutters out of a clear-out
  • Get trees that overhang the gutters trimmed
  • Don’t climb a ladder to look in the gutters

If anything in the report is not clear, ask us. With the Standard Survey there is a follow-up consultation and the Premium Survey comes with an in-person one.

Deal with drips, sags and loose downpipes early. They tend to get worse, and the water they spill can damage walls and timber.

Why it is worth a survey now in Willesborough

When a valley or parapet gutter blocks, the water has nowhere safe to go. It can overflow into the building normally during the worst downpours. Having them checked before autumn and winter makes sense. Arranging work in a smaller place like Willesborough is easier with notice than in an emergency. A survey gives you that notice.

Every price we give includes VAT, and the report is not charged as an extra. Gutter survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Common questions in Willesborough

Do you survey roofs for landlords with property near Ashford International station?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Is my home in Willesborough listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Is there a good time of year to book a gutter survey?

You can book at any time of year. Before the wetter months gives you time to plan any work, and a wet spell can show where gutters overflow.

Will you check if gutters are causing damp inside?

Leaking gutters and downpipes are a common cause of damp walls, and the survey looks for that. If the evidence points elsewhere, we’ll say so, based on what we can see.

What’s the price of a gutter survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Just phone 07833 053749 or send us an email for a price.

Are hidden gutters like valleys and box gutters included?

Yes, where it is safe to see them. We look from vantage points, the roof space and the roof itself where safe, and by drone where it is applicable.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

The survey, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. With a bit of garden around a house, as there often is around Willesborough, the roof can be viewed from several angles. Mention any side of the property we cannot get to. The loft, where there is safe access, completes the picture.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the loft space, where there’s safe access, for signs of water getting in.
  5. You get a written report with photos and recommendations.

Getting ready for the survey

  • Gather any invoices or paperwork from past roof work
  • Unlock side gates and any roof access doors
  • Clear the way to the loft hatch

Gutter surveys around Willesborough

Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Knowing the covering helps explain which parts of a roof are likely to need work first. The wider area around Willesborough has a long history of building, with Godinton House about 3.1 miles north-west. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

Take an older house close to Church of St Mary the Virgin: its chimney, valleys and lead work are likely to be the parts that need attention first. For site and facilities teams at buildings such as Willesborough Junior School, a written record of a large roof helps plan work for the holidays rather than in term time. Shop and office owners around Ashford Designer Outlet may find that a dated report on the roof is useful for planning and for any lease discussions.
