Gutter survey in Preston, Kent
Gutter surveys in Preston and the rest of Kent. We survey on weekdays and at weekends.
- Overflowing eaves gutters
- Sagging gutters and loose brackets
- Gutters full of debris and silt
What we look for on each type of roof
Cast iron gutters
Cast iron tends to fail at the joints and fixings. We note corrosion, cracks and leaking joints where they can be seen.
Fascias and soffits
On buildings from before 2000, soffits may be asbestos cement. Any we think could be are flagged so a specialist asbestos surveyor can check them before they’re disturbed.
Gutter survey in Preston
Gutters are typically fixed to fascia boards, so fascias and soffits are part of the survey. Long-term overflowing can soften and rot timber boards and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. We survey valley gutters, downpipes and eaves gutters, and the problems we are asked to look at most are gutters full of debris and silt and fascia boards damaged by overflowing water.
Houses in smaller places like Preston can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
If any part of the gutter couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

What we’re asked to look at in Preston
Most gutter joints rely on seals or sealant that wear out. Plastic gutters move with heat and cold so their joints can start to leak. On cast iron, joints can rust and open up once the paint has worn away.
It’s worth booking a survey if you’ve seen:
- Joints that drip after rain
- Gutters overflowing in heavy rain
- Choked outlets or hopper heads
- Gutters packed with leaves or moss
If you let a flat or house near Faversham station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Before you book anyone
- What follow-up you get after the report
- How they plan to inspect the roof safely
- What the survey won’t cover
- How long they’ve been surveying roofs
Honest limits
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Confirming asbestos in older rainwater goods
- What’s behind fascias and inside walls
- The inside of buried drains
If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer before booking. What a survey covers and doesn’t.

Surveys for landlords and agents in Preston
Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.
What affects the cost of gutter surveys
Survey packages start from £150, including VAT. What you pay for your roof depends on:
- Building height and the viewpoints available
- The size of the roof
- Features like valleys, chimneys, dormers and parapets
- Whether thermal imaging or a drone is needed
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.
Helping us price your survey
Some details help us point you to the right survey and price. When you contact us, let us know:
- Whether there is a loft hatch, a shared roof or tricky access
- What made you get in touch
- The address and postcode of the property
- Any deadline, such as an exchange date
Most bookings start with a short call: ring 07833 053749 or use the contact form, and we will ask about the building and what you need. The price is agreed before a date is set.
Gutter surveys around Preston
Preston lies within about 4 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Belmont House and Gardens, about 3.3 miles south-west, is one of the historic houses in the wider area around Preston. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
Take an older house close to St Catherine's Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For site and facilities teams at buildings such as The Abbey School, a written record of a large roof helps plan work for the holidays rather than in term time.
Preston is about 7 miles south-west of Whitstable, in Kent. We survey roofs in Preston and the surrounding area as part of our work across London and South East England. Our area takes in places right across Kent, from the larger towns to small villages. There’s also a page for Canterbury.
Surveys in ME13 work the same way as everywhere else we cover. If you need a gutter survey at a property on Back Lane, Quay Lane and Park Road or anywhere close by, we can help. Preston sits on or near the A2 and A251. We also cover the places around Preston: Faversham (1 mile north-west), The Brents (1 mile north), Davington (1 mile north-west), Ospringe (1 mile west) and Whitehill (1 mile south-west). We also work in nearby towns like Ashford (12 miles south), Canterbury (8 miles east), Sittingbourne (7 miles west), Whitstable (7 miles north-east), Herne Bay (11 miles east) and Minster (8 miles north-west).

Questions from Preston
Will you come out to Preston?
Yes. Preston is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
Does being near the coast affect roofs in Preston?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Is a Saturday or Sunday visit possible?
Yes. We survey on weekdays and at weekends. To find a day that suits, ring 07833 053749 or email us.
Do you look in the loft space?
Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.
Is there a good time of year to book a gutter survey?
You can book at any time of year. Before the wetter months gives you time to plan any work, and a wet spell can show where gutters overflow.
Do you use drones?
Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
I live in a flat. Can you survey the roof?
Yes, if the building owner or managing agent agrees access. We look at the parts we’re given access to.
What we do, step by step
We look at the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. Parking around Preston is usually easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Before the survey
- For a flat or shared roof, check access with whoever owns or manages the building
- Make a note of anything you’d like us to look at
- If you’re buying, check with the agent that we can get in
