Independent landlord roof surveys in Preston

About our landlord roof survey in Preston

We check the same things on a let roof as on any other: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the loft space. Flat roofs over blocks, rear additions and garages are covered too when they’re in the agreed scope. Chimney stacks, parapets and party-wall upstands are checked as far as they can safely be seen and the loft where access is safe. We survey gutters and downpipes, shared roofs and rented houses, and people most often book us about parapets and upstands in poor repair and flashings that have come away.

In a smaller place like Preston, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A close look shows whether anything has started to loosen. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Practical tips

Nothing here needs a ladder. A few suggestions:

  • Book gutter clearing at least once a year
  • Get legal advice on lease responsibilities
  • Give residents notice before a survey
  • Don’t wait for a leak to survey the roof

Questions about the findings are welcome. With the Standard Survey there is a follow-up consultation, and Premium includes an in-person consultation.

Keep the loft space accessible so the roof can be checked from inside. Clutter around the hatch slows things down.

What happens if roof problems are left?

Quotes from contractors set out the work they want to carry out. A survey gives you an independent view of the roof before you commission work so you know what you’re asking contractors to price. Around Preston, a leak in an older house can soak into timbers and plaster, and that’s a much bigger job than the original defect.

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Why us?

  • Over 5,000 surveys carried out
  • Prices that include VAT
  • Plain-English reports with photos
  • Independent findings on the roof’s condition

Common questions in Preston

Does being near the coast affect roofs in Preston?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Can a landlord with a rental near Faversham station book a roof survey?

Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Do you use drones?

Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

What’s the best way to book?

To arrange a survey, ring 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

Can we use the survey to plan a roof budget?

Yes, that is one of the main reasons clients book. A repeat survey later shows how the roof has changed, which suits a rolling plan.

How much is a survey?

Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

The survey, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. It usually takes roughly 1–2 hours for a single let house, with blocks of flats taking longer. In a smaller place like Preston, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can frequently be seen well from ground level, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.

  1. We start with what you know about the building and its history.
  2. We confirm the access we will need.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. The report records areas we couldn’t access.
  5. Findings and recommendations are set out with photographs.

How to prepare

  • For flats, make sure roof access has been agreed
  • If it is not your property yet, arrange access through the agent
  • Show us where any leaks or stains appear

For landlords and managing agents

We survey roofs for landlords and letting agents as well as householders. The report gives you a dated record of the let or shared roof, with photographs, useful for planning maintenance.

Letting agents often book on a landlord’s behalf. Access is agreed with the tenant beforehand.

How the survey changes by roof type

Gutters and downpipes

Gutters are a common source of leaks on blocks. We check gutters, outlets and downpipes where they can be seen.

Shared chimney stacks

Shared stacks need everyone involved to agree work and the report helps with that.

Local roofs in Preston

Preston is within about 4 miles of the coast, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. The wider area around Preston has a long history of building, with Belmont House and Gardens about 3.3 miles south-west. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

Landlords with a home close to Faversham station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live near a park such as Oare Meadow, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. If your home is one of the older ones in the streets near St Catherine's Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

Preston is about 7 miles south-west of Whitstable, in Kent. Anywhere in Preston, we can come and survey your property, on a weekday, Saturday or Sunday. Across Kent, we cover Preston and the places around it. For surveys nearby, see our Canterbury page.

What we can’t see

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • Responsibility under a lease
  • Walls, floors and services beyond the roof
  • The structure in the way a structural engineer would assess it
