About our landlord roof survey in Ospringe

A roof over tenants or leaseholders frequently gets attention only when water comes in. A condition survey lets you find problems before they become leaks, and plan work rather than react to it. The findings come in a written report with photos that you can keep with the building’s records. Many landlords and agents repeat it every few years to keep maintenance plans current. If you are worried about damp or stains in top-floor flats and cracked or lifting flashings, we can find out what’s behind it.

Around Ospringe, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What we look for on each type of roof

Flat roofs on blocks and rear additions

Outlets on flat roofs block easily leaving water standing. They’re checked during the survey.

Party-wall upstands and parapets

On terraces, walls rise between neighbouring roofs. Their flashings and pointing can let water in.

What happens on the day

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit typically takes about 1–2 hours for a house, and longer for a block or a building with several roofs. Being in a smaller place like Ospringe does not change how the visit works: we look from ground level, from windows, from the loft and from the roof where it’s safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. You tell us about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from the ground, vantage points, the loft space and the roof where safe.
  4. The report records areas we couldn’t access.
  5. You receive photos and recommendations, prioritised where relevant.

Before and after the survey

Getting the most from a landlord roof survey starts before we arrive and carries on afterwards. Tips:

  • Survey the roof on a regular cycle
  • Ask residents to report damp right away
  • Hold on to old reports to compare later
  • Tell tenants when we’re coming

Photos make it easier to explain the findings to leaseholders, tenants or directors. We keep the report clear and jargon-light.

Act on urgent items in the report first and schedule the others. Left alone, minor faults normally get worse.

What a landlord roof survey looks like in Ospringe

The coast is about 4 miles or less from Ospringe, so there’s more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Historic houses such as Belmont House and Gardens, about 3 miles south-west, show how far back building in the area around Ospringe goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

If you own a rental within reach of Faversham station, the gap between tenancies is a good time to have the roof looked at. Take a building like Ospringe Church of England Primary School: large buildings have long gutter runs and big roofs that need checking like any other. If your home is one of the older ones in the streets near Church of St Peter and St Paul, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Your questions about landlord roof surveys in Ospringe

Does being near the coast affect roofs in Ospringe?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it typically shows.

Will you come out to Ospringe?

Yes, Ospringe is covered. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

What’s the best way to book?

It’s easiest to phone 07833 053749 or drop us an email. Let us know the address and a little about the roof. We survey on weekdays and at weekends.

Do you carry out surveys on Saturdays and Sundays?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.

How much time does the visit need?

For a single house, expect about 1–2 hours on site and larger buildings take longer.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Can I check my roof myself?

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

What a landlord roof survey doesn’t cover

No survey can tell you everything, and it is better to know them up front. Bear these in mind:

  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Legal advice on leases or service charges
  • The structure in the way a structural engineer would assess it

If in doubt, phone 07833 053749 or email us and we’ll suggest the right survey. What our survey covers.
