Ospringe Roof Survey
We carry out roof surveys in Ospringe and the rest of Kent. Surveys run on weekdays, Saturdays and Sundays.
- Slates or tiles that have slipped or broken
- Valley linings that have cracked or split
- Loose chimney pots
Honest limits
A survey is a proper look at the roof, but it can’t do everything. The main limits are:
- What’s under the slates, tiles or felt
- A full building survey of the property
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

How a roof survey works in Ospringe
Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages often have flat roofs. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. A flat roof usually wears out sooner than a pitched one. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. Common reasons to book are valley linings that have cracked or split and cracked mortar along the ridge, on lead flashings, ridges, hips and valleys and natural slate.
In a smaller place like Ospringe, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A proper look shows whether anything has started to loosen before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

What you can safely check yourself
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in.
Common questions in Ospringe
Is Ospringe within the area you cover?
Yes, Ospringe is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Do you survey roofs for landlords with property near Faversham station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or email us with the address and what you need.
How do I book a survey in Ospringe?
It’s easiest to call 07833 053749 or email us. Let us know the address and a little about the roof, and we’ll point you to the right survey. Surveys run seven days a week.
Is your survey a structural engineer’s report?
No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.
Do you carry out asbestos surveys?
No. Asbestos testing isn’t part of our service. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.
Can you survey at the weekend?
Visits run seven days a week in the daytime. Just say which days work for you.
Practical tips
Nothing here needs a ladder. Our suggestions:
- Gather any paperwork for past roof work
- Move stored items away from the loft hatch
- Keep the report with your property records
- Keep a record of damp patches and dates
Your report arrives by email. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English, with recommendations.
Keep gutters, valleys and outlets clear of leaves and moss, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.
When to book a survey in Ospringe
What’s under the slates or tiles is as important as the coverings themselves. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Felt that has torn or perished stops doing its job.
A survey makes sense if you’ve noticed:
- Loose ridge or hip tiles
- Crumbling chimney pointing or cracked flaunching
- Condensation or damp timbers in the loft
- Slipped, cracked or missing slates and tiles
The streets around a church like Church of St Peter and St Paul are frequently among the oldest in a place, and if you own one of the older houses nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Choosing a roof surveyor
- How they plan to inspect the roof safely
- Do they have a CAA Flyer ID and Operator ID for drone work?
- What follow-up you get after the report
- Whether the roof space is looked at, where there is one
How it works
The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect an hour or two for most homes, depending on how many separate roofs there are. With a bit of garden around a house, as there often is around Ospringe, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.
- You get in touch with the address and anything you’ve noticed.
- A visit is booked for a weekday or a weekend.
- The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
- Every part of the roof is checked and photographed.
- We email a report with photographs and recommendations.
Preparing for the visit
- Leave side gates unlocked
- Keep pets in another room
- Make sure the loft hatch can be reached

Related advice
Leave it or get it looked at?
Planned work is less stressful than an emergency. A survey lets you deal with things in order of urgency, rather than waiting for something to fail. Tradespeople may need to travel further to a smaller place like Ospringe, so it is useful to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Ospringe homes and their roofs
The coast is about 4 miles or less from Ospringe, so there’s more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Belmont House and Gardens, about 3 miles south-west, is one of the historic houses in the wider area around Ospringe. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
For site and facilities teams at buildings like Ospringe Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you live near a park such as Oare Meadow, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.
