Checking the roof from ground level

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

Pre-purchase roof survey in Ospringe

Many older houses carry decades of roof repairs. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Most of it cannot be seen from the street. We look closely and record what we see, with photos so you can see it for yourself. Each finding is explained in plain words, so you know what it means for the house you’re buying. Typical surveys look at worn or lifted lead flashings and gutters choked with leaves and moss, across clay and concrete tiles, natural slate and gutters and downpipes.

In a smaller place like Ospringe, some houses face open ground, so their roofs may take more wind and driving rain. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. For a purchase or a new roof, those exposed edges are checked closely. Wind lifts anything already loose, so a small fault on an exposed roof does not stay small for long.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How the survey changes by roof type

Natural slate

Natural slate can last 100 years or more, yet the nails that fix it often give out first. When slates start to slip, corroded nails are often the reason.

Clay and concrete tiles

Older homes in the South East often have handmade clay tiles, including Kent peg tiles on some. Rotten pegs let tiles slide.

Questions from Ospringe

Does a conservation area affect roof work in Ospringe?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Will you come out to Ospringe?

Yes, Ospringe is covered. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

I live in a flat. Can you survey the roof?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

How long does the survey visit take?

Allow about 1–2 hours at a typical home, and more on a big or complicated roof. We’ll confirm what to expect when we arrange the visit.

Do I need a roof survey if I’m having a RICS survey?

It’s your choice, but the two do different jobs. A RICS home survey covers the whole building, and ours concentrates on the roof alone. Our survey complements a RICS survey and doesn’t replace one.

Do you need access inside the house?

If it can be arranged, yes. From the loft space we can see staining, timbers and underlay. If we cannot get in, the report says so.

What affects the cost of pre-purchase roof surveys

The price reflects the time and kit the roof needs. That comes down to:

  • Any need for thermal images or a drone flight
  • How many separate roofs there are, such as extensions, dormers and garages
  • Basic, Standard or Premium
  • Features like valleys, chimneys, dormers and parapets

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Getting in touch

We will normally ask about:

  • Any photos you have, taken from ground level or a window
  • Any marks or damp showing indoors
  • Access details, such as a loft hatch or a shared roof
  • What’s prompted the survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or email us whenever suits you.

The survey, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. You are welcome to ask questions while we are there. Some parts of a survey depend on the weather, so a visit to Ospringe is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We agree a time and how we will get in, including the loft.
  3. We inspect the roof from the ground, windows, the loft and the roof itself where it’s safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. We email a written report with photos and recommendations, ready for you to use before exchange.

Preparing for the visit

  • Mention any parking restrictions on your street
  • Find any records of previous roof work
  • Leave a clear route to the loft

Advice

Pre-purchase roof surveys around Ospringe

Ospringe is within about 4 miles of the coast, and wind near the sea can be strong. A small drone cannot fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

Belmont House and Gardens, about 3 miles south-west, is one of the historic houses in the wider area around Ospringe. If you’re buying an older home nearby, it is worth knowing whether it’s listed or in a conservation area before you plan any re-roofing. The streets around a church such as Church of St Peter and St Paul are frequently among the oldest in a place, and if your home is one of the older ones nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them. If you own a rental within reach of Faversham station, a written report helps before buying a rental or paying for a new roof on one.

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Any of our surveys can be booked by landlords, agents and building managers in Ospringe. To discuss a property or a block, phone 07833 053749 or use the contact form.

What a pre-purchase roof survey doesn’t cover

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • A valuation or a promise of a lower price
  • Asbestos testing of any kind
  • Anything beyond the roof, which a full home survey covers

If in doubt, phone 07833 053749 or drop us an email and we will point you to the right survey before booking. The full list of what we check.
