Independent roof surveys in The Brents

Roof survey in The Brents

We survey roofs in The Brents and across London and the South East. We carry out surveys on weekdays and at weekends. We’re insured for professional indemnity and public liability, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photographs and recommendations. Houses, flats and commercial buildings all follow the same careful process. When you are ready to book, call 07833 053749 or email us. We survey natural slate, clay and concrete tiles and lead flashings, and the problems we’re asked to look at most are water stains on rafters and ceiling joists and ponding, splits or blisters on flat roofs.

Trees around homes in smaller places like The Brents drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.

Where we cannot see part of the roof, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Roof by roof

Natural slate

Slate is common on older homes in London and the South East. Widespread slipping normally points to corroded nails, which we describe in the report.

Flat roof coverings

Some flat roofs have been coated over several times. If the covering would need opening up to know more, we say so.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Tips that help

Getting the most from a roof survey starts before we arrive and carries on afterwards. Tips:

  • Look for debris in the garden after high winds
  • Mention any flat roofs as well as the main roof
  • Take photos of any leaks as they happen
  • Leave roof access to professionals

File the report with your other home documents. It gives you something to compare against later, and buyers may ask about the roof when you sell.

Keep gutters, valleys and outlets clear of leaves and moss, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.

What we do, step by step

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes about one to two hours for most homes, depending on how many separate roofs there are. With a bit of garden around a house, as there often is around The Brents, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.

  1. You let us know about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. We check the roof from every safe vantage point, inside and out.
  4. Every part of the roof is checked and photographed.
  5. You receive a written report with photos and recommendations.

How to prepare

  • Agree roof access with the managing agent if it’s shared
  • Keep pets inside or away from the areas we are looking at
  • Let us know about parking near the property

The Brents: your questions answered

Can a landlord with a rental near Faversham station book a roof survey?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

Is The Brents within the area you cover?

Yes, The Brents is covered. Our area covers London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Are you insured?

We hold professional indemnity and public liability insurance.

Can you tell me how long my roof will last?

Not as an exact number, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.

Do you inspect the roof from on top?

Only when it’s safe. We also use views from the ground, windows and the roof space.

Is your survey a structural engineer’s report?

No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.

Do you need to get into the loft?

Usually, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

For landlords and managing agents

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or use the contact form with the addresses.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.

What a roof survey looks like in The Brents

The Brents lies within about 3 miles of the sea, and wind near the sea can be strong. A small drone cannot fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Homes near green spaces such as Oare Meadow can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. With Belmont House and Gardens about 3.9 miles south-west, the area around The Brents has a long history. On a period home nearby, the survey separates sound original work from tired later repairs. For an older house near a landmark like Faversham Parish Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

The Brents is about 1 mile north-east of Faversham, in Kent. Anywhere in The Brents, we can come and survey your property, on a weekday, Saturday or Sunday. Our area takes in places right across Kent, large and small. You can also see our page for Canterbury.

Why get it checked now?

Hidden gutters and valleys can fail without warning. An overflow there sends water indoors. A survey checks them while they’re still dry. In a smaller place like The Brents, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Each storm lifts it a little further.

Prices start from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and the package you choose.
