Oare questions
Does a conservation area affect roof work in Oare?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Is the coastal weather around Oare hard on roofs?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first, with the building owner or managing agent. Tell us about it when you book and we will explain what’s needed.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
Can you survey a roof I share with a neighbour?
Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are looked at from your side.
Do you give a life expectancy for the roof?
Not as an exact number, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.
Does a roof survey replace a structural engineer?
No. If we see signs that need an engineer, such as serious sagging, we’ll say so. Our survey isn’t a structural engineer’s report.
Roof survey in Oare
Our roof surveys cover Oare and the wider South East. We carry out surveys on weekdays and at weekends. We are insured for professional indemnity and public liability, and bring 20+ years’ experience. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, call 07833 053749 or email us. If you’ve noticed ridge tiles that have lifted or moved and water stains on rafters and ceiling joists, we can find out what’s behind it, on flat roofs, chimney stacks and clay and concrete tiles alike.
In a small place like Oare, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
Findings are set out part by part, from the coverings down to the gutters. You’ll see the good as well as the bad.

How it works
Every roof is different, but as a rough guide the survey takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. If you have questions on the day, just ask. Older rural homes like those around Oare can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.

What we can’t see
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Structural calculations (that is a structural engineer’s job)
- What’s under the slates, tiles or felt
- How the roof will behave in every kind of weather

How the survey changes by roof type
Flat roof coverings
Standing water, blisters and splits all point to wear. We also look at the edges, upstands and outlets.
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes. Worn or split lead lets water straight in, and lead is a target for theft.

Roof surveys around Oare
Oare is within about 2 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. With Belmont House and Gardens about 4.3 miles south, Oare sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
Anyone responsible for a site like Davington Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. For landlords with property near Faversham station, the gap between tenancies is a good time to have the roof looked at. For an older house near a landmark such as Church of St Peter, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
