Roof Leak Investigation in The Brents
A careful look at the leaking roof at your property in The Brents, with photographs and a written report.
- Damp underlay across a wide area
- Water coming in around a roof light or dormer
- Damp patches next to the stack
About our roof leak investigation in The Brents
On older houses, leaks frequently start at lead work and hidden gutters. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. If your home has a butterfly roof, the central valley gutter is a common culprit in heavy rain. Parapet walls and their gutters are checked from wherever it’s safe. Our report shows what we found, with photos. Common reasons to book are wet patches on loft insulation and damp underlay across a wide area, on valleys and parapet gutters, slate and tile slopes and the roof space.
In a smaller place like The Brents, some roofs face open ground, so wind and driving rain find any weakness in ridges, verges and flashings. A leak that only appears in certain weather frequently points to an exposed detail. It helps to know when and where the water appears. Gutters and downpipes on the exposed side are worth a look as well.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

The Brents: your questions answered
Is the coastal weather around The Brents hard on roofs?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Is my home in The Brents listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Will you fix the leak as part of this?
This service finds and reports the cause, not to carry out the repair. With the report, a roofer knows exactly where to look.
How long have you been surveying roofs?
Over 20 years and more than 5,000 surveys, across London and South East England.
Do you climb onto every roof?
Only where it is safe to do so. We check everything that can be seen safely: from the ground, from windows, from inside the loft space, from the roof where it’s safe and by drone where it applies. The report says if anything couldn’t be seen.
Is this an asbestos survey?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
Will you photograph what you find?
Yes. Photos are part of every report.
Checking the roof from ground level
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
What you can’t do safely is get up close. Roofs are fragile and slippery. That’s where a survey comes in.
Leaks and storm damage in The Brents
The Brents is within about 3 miles of the coast, where sea air brings more salt and stronger wind than inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Knowing the roof type helps narrow down where water may be getting in.
Hotels and guest houses near The Brents can’t easily close rooms for a leak. Living close to Oare Meadow is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. For an older house near a landmark like Faversham Parish Church, old mortar, worn lead and slipped slates are the usual suspects when water gets in.
The Brents is about 1 mile north-east of Faversham, in Kent. We visit The Brents as part of our work across Kent, for houses, flats and commercial buildings. The Brents is one of the towns and villages in Kent we cover. You can also see our page for Canterbury.
Surveys in ME13 work the same way as everywhere else we cover. If you need a roof leak investigation at a property on Ham Road, Back Lane and Quay Lane or anywhere close by, we can help. If you are just outside The Brents, we cover Davington (1 mile west), Faversham (1 mile south-west), Preston (1 mile south), Oare (1 mile north-west) and Ospringe (1 mile south-west). Within a short drive, we also cover Ashford (12 miles south), Canterbury (9 miles east), Sittingbourne (7 miles west), Whitstable (6 miles east), Herne Bay (11 miles east) and Minster (8 miles north-west).
Around The Brents
Typical jobs here are in homes near The Brents Tavern, Oare Meadow and Queen Elizabeth's Grammar School, among other places. The nearest railway station is Faversham station, roughly 0.6 miles south of the centre. Other landmarks nearby include Newnham Castle (4.6 miles south-west).
What we do, step by step
The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. All told, expect an hour or two for most houses, rising to roughly 3–4 hours on a commercial building. In a smaller place like The Brents, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.
- We start with your notes and photos of the leak.
- We examine the damp area and the rooms near it.
- From the roof space, we trace the water’s route where there is safe access.
- We inspect the likely entry points outside, from the ground, windows and the roof where safe.
- We email a written report showing where the water most likely gets in.
Getting ready for the survey
- Move anything stored under the loft hatch
- If it is not your property yet, arrange access through the agent
- Point out any leaks or damp patches

Tips that help
You don’t need to be a roofer to help. Here’s what helps most:
- Check whether pipes or tanks run near the stain
- Keep a photo record of the damp patch
- Move stored items away from the hatch
- Put a bucket under the drip and move valuables
If condensation is the cause, we explain it, with recommendations on ventilation. It saves chasing a leak that is not there.
Look at the roof from ground level after strong winds. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small faults dealt with quickly rarely become leaks.
What this survey cannot tell you
Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:
- Plumbing leaks that look like roof leaks
- Leaks that only appear in weather we can’t recreate
- Whether rotten timbers meet design loads
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before you book. What our survey covers.
Roof types and parts we check

- Flat roof details
- Slate and tile slopes

- Valleys and parapet gutters
- Rooflights and dormers
What else we do in The Brents
Why it’s worth a survey now in The Brents
Wet insulation doesn’t insulate well. Insulation can soak up water quietly before anything shows below. The sooner the cause is found, the less needs replacing. In an older home around The Brents, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.
