Chimney survey in Ospringe: what you get
Many terraced and semi-detached homes share their chimney stacks with a neighbour. We inspect the parts we can see safely and the parts the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it and you can then discuss it with them. Everything is written up with photos and what we recommend. Common reasons to book are signs that a stack is leaning and loose, cracked or missing pots, across chimney breasts, chimney pots and cowls and shared and party-wall stacks.
Houses in smaller places like Ospringe can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Should I look at the roof myself first?
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Your questions about chimney surveys in Ospringe
Is my home in Ospringe listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Do you survey roofs for landlords with property near Faversham station?
Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
What will the report tell me?
Written findings with photos, covering the condition of the chimney stack, the defects we found and what we recommend, in order of urgency where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.
Is a chimney survey the same as a flue inspection?
No. A flue inspection, sweep or gas safety check is a separate job. We look at the stack, pots, flaunching, pointing and flashings, and damp inside, and we’ll say if anything suggests the flue needs checking.
Is this an asbestos survey?
No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Can you survey at the weekend?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.
What do I do with the report?
The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Why it is worth a survey now in Ospringe
A loose pot or brick can fall from height. A survey picks them out so they can be made safe by a roofer. With lower homes, common in places like Ospringe, there is little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.
Why us?
- We hold a CAA Flyer ID and Operator ID
- Two decades and more of roof surveys
- Plain-English reports with photos
- Insured for professional indemnity and public liability
What affects the cost of chimney surveys
Our packages start from £150, inc. VAT. What you pay for your roof depends on:
- How big the roof is
- Extra roofs, like extensions, dormers or garages
- The height of the building and how the roof can be seen safely
- The package you choose: Basic, Standard or Premium
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Chimney survey starts from £150, including VAT.
What to tell us when you get in touch
You don’t need to know any roofing terms. It’s enough to let us know:
- The property’s address and postcode
- Dates you are working to, like exchange
- The type of building and roof, such as pitched or flat
- How the loft is reached, if there is one
You can call us seven days a week, including Saturdays and Sundays. For a price or to book, call 07833 053749 or email us.
What a chimney survey looks like in Ospringe
Ospringe is within about 4 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you own a rental within reach of Faversham station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you look after a building such as Ospringe Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If yours is one of the older homes in the streets near Church of St Peter and St Paul, old fixings, lead flashings and tall chimneys are typical of older roofs.
Ospringe is about 1 mile south-west of Faversham, in Kent. In Ospringe, as across Kent, every roof gets the same careful survey. Our Kent coverage includes Ospringe. Canterbury is in our area too.

When you need someone else
It’s useful to know what a survey won’t do before you book:
- Structural calculations for a leaning stack
- Gas safety checks, which need a Gas Safe registered engineer
- Hidden sides of a shared stack
If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.
Roof types and parts we check
- Lead flashings
- Brick chimney stacks
- Chimney breasts
- Flaunching
- Shared and party-wall stacks
- Chimney pots and cowls
The survey, step by step
You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes about one to two hours for most homes, a little longer where there are several stacks. Homes around Ospringe frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. The loft, where there’s safe access, completes the picture.
- You tell us whether any stacks are shared, unused or leaning.
- The flashings and the roof around each chimney are inspected.
- The top of each stack is checked for cracked flaunching and loose pots.
- We note the brickwork, pointing and any sign of leaning.
- You receive a written report setting out what needs attention first.
Before we arrive
- Check the loft hatch can be reached
- Unlock side gates and any roof access doors
- If it isn’t your property yet, arrange access through the agent

Advice
Different roofs, different checks
Chimney pots and cowls
A loose or cracked pot can fall from height. We photograph each pot and note any damage.
Lead flashings
Some older stacks have mortar fillets instead of lead. They tend to crack, so we look at them closely.
