Common roof problems in Brogdale

Most gutter joints rely on seals or sealant that wear out. Plastic gutters move with heat and cold so their joints can start to leak. On cast iron, joints can rust and open up once the paint has worn away.

Common reasons to book include:

  • Gutters full of debris and silt
  • Joints that drip after rain
  • Downpipes that are split or coming away
  • Rotten fascias or stained soffits

Anyone responsible for a site like Ospringe Church of England Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Questions to ask before you book

  • Whether you can ask questions once you have the report
  • Which viewpoints they use to see the roof
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Their track record with similar roofs

What’s in a roof survey

Gutter surveys for homes and businesses in Brogdale

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It’s not a CCTV drain survey and we can’t see inside buried drains. Where water seems to be backing up from below ground, we’ll say so in the report, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We survey fascias and soffits, valley gutters and downpipes, and people most frequently book us about water backing up from a hidden gutter and soffits marked by water.

Somewhere as small as Brogdale, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.

If any part of the gutter couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Rented homes, blocks and businesses

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Tips that help

A survey works best with a little help from you, before and after. Tips:

  • Look out for overflows when it pours
  • Keep climbers away from the eaves
  • Leave gutter checks at height to someone equipped for it
  • Book gutter clearing once a year, more frequently near trees

Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you as soon as it is ready.

Have your gutters cleared at least once a year, and more frequently if trees overhang the roof. The best time is typically after the leaves have dropped. Clean gutters can do their job.

Common questions in Brogdale

Does a conservation area affect roof work in Brogdale?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you survey roofs for landlords with property near Faversham station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or use the contact form with the address and what you need, and we will talk through which survey suits.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Is a CCTV drain survey included?

No, CCTV drain work isn’t part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

Does the report include photographs?

Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

How the survey works

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes roughly 1–2 hours on an ordinary house, and more on a big or complicated roof. Older rural homes like those around Brogdale can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it’s safe, we check the loft for signs of water.
  5. A report with photos and recommendations follows.

Preparing for the visit

  • Clear the way to the loft hatch
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Tell us about any leaks, stains or damp patches you know of

What affects the cost of gutter surveys

Our packages start from £150, inc. VAT. The price for your roof depends on:

  • The type of building, from a house to a block or an office
  • How tall the building is and how easy the roof is to see
  • Whether you choose the Basic, Standard or Premium Survey
  • How big the roof is

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

What we need to know

A little information up front helps. It’s useful to include:

  • Why you want a survey: buying, a leak, a storm or new work
  • Pictures from the garden or a window, if you have them
  • What kind of property and roof it is
  • When you need the report by

If you are buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or email us when you are ready.

What we look for on each type of roof

Cast iron gutters

Cast iron tends to fail at the joints and fixings. Cracks, rust and leaks are recorded where they can be seen.

Aluminium and other metal gutters

Long metal gutter runs on larger buildings can hide blocked outlets so outlets get close attention.

Gutter surveys in Brogdale: local notes

The coast is about 4 miles or less from Brogdale, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. With Belmont House and Gardens about 2.2 miles south-west, Brogdale sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

If you let a flat or house near Faversham station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you live in an older home near Church of St Peter and St Paul, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Brogdale is about 1 mile south-west of Preston, in Kent. Whether the building in Brogdale is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. We cover towns and villages across Kent. For surveys nearby, see our Canterbury page.
