Roof surveys across TN24: what to expect
Everything we check, we check safely: from ground level, from windows, from the loft space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where it applies, for roofs that are hard to see well. All we need from you is access to the property and the loft. Everything we see is photographed for the report. We are frequently asked to look into worn lead at chimneys and abutments and slipped, cracked or missing slates and tiles, on natural slate, lead flashings and ridges, hips and valleys.
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes between one and two hours for most homes, depending on how many separate roofs there are. If you have questions on the day, just ask.
- We start by hearing what you’d like checked and why.
- We agree a date, on a weekday, Saturday or Sunday.
- We check the roof from each safe vantage point, inside and out.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- We email a written report with photos and recommendations.
What you’ll pay
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Roof surveys across TN24: local notes
TN24 has everything from older homes with tall chimneys to modern estates. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later, wherever they are in TN24.
Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, TN24 included. Visits run on weekdays and at weekends.
Kennington: If your home is one of the older ones in the streets near Church of St Mary, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Living close to Conningbrook Lakes Country Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.
Should I look at the roof myself first?
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Why get it checked now?
Many roofs go years without anyone looking at them closely. Our report gives you a record of how the roof is today, so you can compare it next time.
What to check before booking
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- What insurance they carry
- Their track record with similar roofs
- Whether you can ask questions once you have the report
Common roof problems in TN24
Some damage starts inside the roof space. A badly ventilated loft collects condensation, wetting timbers and insulation. It can look like a leak, and it needs a different fix.
A survey makes sense if you’ve noticed:
- Worn lead at chimneys and abutments
- Torn or sagging underlay
- Worn or blocked valleys
- Ponding, splits or blisters on flat roofs
Practical tips
Most of what helps is simple and safe from the ground. Our suggestions:
- Hold on to the report for future surveys
- Photograph stains when they appear
- Make sure we can open the loft hatch
- Do not climb onto the roof yourself
If you need work done, the report gives roofers a clear brief. They’ll see each defect and its location, so their quotes cover the same ground.
Keep the loft space ventilated. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Make sure insulation does not block the airflow at the eaves.
Honest limits
Without opening up the roof, some things stay hidden, so a survey has limits:
- The condition of the rest of the building (that is a RICS home survey)
- A promise that the roof will not leak in future
- Defects hidden under coverings or inside walls without opening up
TN24 questions
How long does the visit take?
It typically takes about 1–2 hours for most homes, depending on how many separate roofs there are. Report times depend on the package.
Do you give a life expectancy for the roof?
Not as an exact number, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.
Do you go up on the roof?
Where it’s safe, yes. Much of the survey is done from ground level, upper windows and the roof space. On Premium, a drone is used where applicable.
Do I have to be there for the survey?
Not necessarily. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.
How experienced are you?
More than 5,000 surveys over 20+ years, across London and South East England.
Do you carry out asbestos surveys?
No. Asbestos testing is not part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Can you survey a shared roof?
Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to.
