Leave it or get it looked at?
Before you put a home on the market, it helps to know the roof’s condition. You’ll know what a buyer’s survey might pick up. In an older home around Bockhanger, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We’ll tell you which package suits the questions you have.

How a roof survey works in Bockhanger
We inspect whatever is safely visible: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. The Premium Survey adds thermal imaging and, where applicable, a drone, for roofs that are hard to see well. You do not need to do anything except give us access. Each defect we find is photographed and explained. We are often asked to look into blocked, sagging or leaking gutters and gaps in the roof where coverings have gone, on the roof space, natural slate and ridges, hips and valleys.
In a smaller place like Bockhanger, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are typically where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.
The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Landlord and commercial surveys in Bockhanger
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it as you book and we will plan the survey around it.
Different roofs, different checks
Clay plain and peg tiles
Clay tiles are common on older South East homes. When pegs or battens rot, tiles slip.
Flat roof coverings
Ponding, blistering, splits and cracked surfaces are the common warning signs. We also look at the edges, upstands and outlets.

Do you need a roof survey in Bockhanger?
Slates and tiles often outlast the fixings that hold them. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, battens and pegs can rot.
Typical things we are asked to look at include:
- Condensation or damp timbers in the loft
- Ponding, splits or blisters on flat roofs
- Worn lead at chimneys and abutments
- Loose ridge or hip tiles
Homes near green spaces like Ashford Warren and Hoads Wood can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.
Choosing a roof surveyor
- Is there a chance to talk the report through?
- Their track record with similar roofs
- Do they have a CAA Flyer ID and Operator ID for drone work?
- What the survey won’t cover
Roof surveys around Bockhanger
Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. If your survey includes the drone, the flight is checked against the Drone Safety Map first.
If you look after a shop, office or commercial unit, for example near County Square, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Anyone responsible for a site like Phoenix Community Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Bockhanger questions
Will you come out to Bockhanger?
Yes, Bockhanger is on our map. A small place gets exactly the same survey as a big one.
Does a conservation area affect roof work in Bockhanger?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
How soon is the report ready?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photographs.
Can you check whether my roof contains asbestos?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and a specialist asbestos surveyor should check them.
Does the weather affect the survey?
Light rain does not typically stop a survey. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather isn’t suitable.
How long does the visit take?
On site, it normally takes about one to two hours for most homes, depending on how many separate roofs there are. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
How it works
The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Notes and photographs go into the written report. The visit usually takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. With a bit of garden around a house, as there frequently is around Bockhanger, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.
Before the survey
- Mention any parking restrictions on your street
- Clear the way to the loft hatch
- Dig out any old roof reports or invoices

Should I look at the roof myself first?
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.
