Gutter survey in Bockhanger: what you get
Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason, with photos and written recommendations. We survey on weekdays and at weekends. We survey outlets and hoppers, downpipes and valley gutters, and the problems we’re asked to look at most are water spilling over the gutter edge and soffits marked by water.
Trees around homes in smaller places like Bockhanger drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.
The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put by urgency where it matters.

What we cannot see
It helps to know what a survey won’t do before you book:
- Confirming asbestos in older rainwater goods
- Blockages deep inside downpipes
- Parts of gutters that cannot be seen safely
If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and doesn’t.

What we look for on each type of roof
Plastic (uPVC) gutters
Plastic rainwater systems are common on homes of many ages. As the seals age, joints can start to drip and brackets may drop under the weight of debris.
Cast iron gutters
Cast iron gutters and downpipes are found on many older buildings. They last well when painted, but rust where the paint fails.
What a gutter survey looks like in Bockhanger
Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Knowing the covering helps explain which parts of a roof are likely to need work first. With Godinton House about 2.1 miles west, Bockhanger sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
If you live near a park such as Ashford Warren and Hoads Wood, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. If you live in an older home near Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What else we do in Bockhanger
Signs you need a gutter survey in Bockhanger
Moss grows on many tiled and slate roofs, and heavy rain washes clumps of it into the gutters. Mixed with grit from the roof, it settles as silt that holds water in the gutter and gives plants somewhere to grow.
A survey makes sense if you’ve noticed:
- Overflowing eaves gutters
- Valley or box gutters that overflow inside
- Downpipes that are split or coming away
- Joints that drip after rain
For landlords with property near Ashford International station, a dated record of the roof is useful when planning maintenance across a let.

Questions from Bockhanger
Do you cover smaller places like Bockhanger?
Yes, Bockhanger is covered. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.
Do you survey roofs for landlords with property near Ashford International station?
Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Are hidden gutters like valleys and box gutters included?
Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Some may only be partly visible, and the report says so.
What’s in the report?
It explains what we saw, what it means and what we’d suggest, with photos throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
How long have you been surveying roofs?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.
Will you check if gutters are causing damp inside?
Overflowing gutters often lead to damp walls, and we check for exactly that. If the evidence points elsewhere, we’ll say so, based on what we can see.
Do you look in the roof space?
Usually, if there is one and it can be reached safely. The loft space can show things the outside cannot, like damp timbers, staining or daylight.
Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
The survey, step by step
Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. Most visits take about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. With a bit of garden around a house, as there often is around Bockhanger, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.
- We ask about overflows, damp or leaks you’ve noticed.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- The loft space is checked for water marks if it is safe to get into.
- We send a written report with photos and clear recommendations.
Before we arrive
- Make sure pets are kept safely away
- If it is not your property yet, arrange access through the agent
- Move anything stored under the loft hatch
