How a gutter survey works in Boughton Lees
Damp patches on inside walls, stains below a valley or water running down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can safely be seen. If the evidence points elsewhere, like a flashing or the roof covering, we’ll say so, with a suggested next step. Common reasons to book are joints that drip after rain and brackets that have dropped or snapped, across outlets and hoppers, valley gutters and parapet and box gutters.
Somewhere as small as Boughton Lees, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Honest limits
A survey is a close look at the gutter, but it cannot do everything. The main limits are:
- Underground drains, which need a CCTV drain survey
- What’s hidden inside a downpipe
- Confirming asbestos in older rainwater goods

What this survey covers

- Parapet and box gutters
- Fascias and soffits
- Downpipes
- Outlets and hoppers
The survey, step by step
We check the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Older rural homes like those around Boughton Lees can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.
- We start by hearing about any drips, overflows or damp patches.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- We look in the roof space, where there’s safe access, for signs of water getting in.
- You get a written report with photos and recommendations.

What we are asked to look at in Boughton Lees
Many people get in touch after seeing water pour over a gutter in heavy rain. Others spot damp patches, ceiling stains or green marks on the walls. A survey helps show where the water is coming from before more damage is done.
It is worth booking a survey if you’ve seen:
- Gutters packed with leaves or moss
- Hoppers and outlets full of debris
- Dripping or leaking gutter joints
- Sagging gutters and loose brackets
If you look after a shop, office or commercial unit, for example near County Square, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Boughton Lees: your questions answered
How do I find out if my home in Boughton Lees is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Can a landlord with a rental near Wye station book a roof survey?
Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
How do I arrange a gutter survey in Boughton Lees?
Simply ring 07833 053749 or use the contact form. We will ask a few questions, confirm the price and agree a date.
Will you fly a drone over my roof?
Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.
Will you check if gutters are causing damp inside?
The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We cannot see inside walls, so we report on what’s visible.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
Can you tell me if my old gutters contain asbestos?
No, that is a job for a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so it can be checked before work starts.

Cast iron gutters
Cast iron gutters and downpipes are found on many older buildings. They last well when painted, but rust where the paint fails.
Lead-lined valley and parapet gutters
A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. We check it where it is safe to see.
