How a gutter survey works in Tutt Hill
This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It isn’t a CCTV drain survey, so we cannot see inside underground pipes. Where water seems to be backing up from below ground, the report will say so, so you can get the drains checked separately. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. We survey valley gutters, eaves gutters and parapet and box gutters, and the problems we’re asked to look at most are gutters packed with leaves or moss and brackets that have dropped or snapped.
Somewhere as small as Tutt Hill, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s typically the chimneys and lead flashings that need work first.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

For landlords and managing agents
Landlords and agents in Tutt Hill book surveys as well as homeowners. A report with photos gives you a clear record of the gutter, which helps you plan work between tenancies.
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photographs included.
What this survey cannot tell you
Some things can’t be seen without opening up the roof, so a survey has limits:
- Blockages deep inside downpipes
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Gutters out of sight from each safe vantage point
If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer. The full list of what we check.
What we check

Questions from Tutt Hill
Can a landlord with a rental near Charing station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or send us an email with the address and what you need, and we will talk through which survey suits.
Is Tutt Hill within the area you cover?
Yes. Tutt Hill is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route as you book.
How many surveys have you done?
Over 5,000 surveys so far, over more than 20 years, and 98% of clients are satisfied.
Will you walk on the roof?
Only if it is safe. We look at everything that can safely be seen: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. Anything we can’t see is noted in the report.
Will you check the loft?
If there’s a loft and safe access to it, yes. The roof space can show things the outside can’t, like damp timbers, staining or daylight.
Is a CCTV drain survey included?
No. Our gutter survey covers rainwater above ground down to where the downpipes reach the ground. If a drain below ground looks like the cause, the report says so.
Does this replace a RICS home survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Prices for gutter surveys in Tutt Hill
Prices always include VAT. What changes the price is:
- Height and safe access
- Basic, Standard or Premium
- The number of roofs, including extensions and garages
- If the survey needs thermal imaging or a drone
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.
Getting in touch
You don’t need to know any roofing terms. Just tell us:
- Anything about access we should know
- Where the property is, with the postcode
- The reason for the survey, like buying, a leak or storm damage
- What kind of property and roof it is
Booking is simple: just ring 07833 053749 or drop us an email, let us know about the property and we will explain which survey suits. The price is agreed up front.
The survey, step by step
Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere like Tutt Hill needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- We check the outlets, hoppers, downpipes and any overflows.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
Before the survey
- Check we can get to the back of the property
- Find any records of previous roof work
- Clear the way to the loft hatch

Signs you need a gutter survey in Tutt Hill
A good many tiled and slate roofs carry moss, and heavy rain washes clumps of it into the gutters. Mixed with grit from the roof, it settles as silt that slows the flow and gives plants somewhere to grow.
Things that often lead to a survey include:
- Hoppers and outlets full of debris
- Overflowing eaves gutters
- Brackets that have dropped or snapped
- Cracked or loose downpipes
For site and facilities teams at buildings such as The Hayesbrook School, large buildings have long gutter runs and big roofs that need checking like any other.
Questions to ask before you book
- Will they check the loft as well as the outside?
- Whether VAT is added on top
- When you’ll get the report
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
What a gutter survey looks like in Tutt Hill
With Godinton House about 1.8 miles south, Tutt Hill sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look.
For landlords with property near Charing station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you look after a shop, office or commercial unit, for instance near County Square, a roof report helps plan work around trading rather than after a leak.

DIY checks: what’s safe
It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
