Flat roof surveys in Tutt Hill

Flat roof surveys for homes and businesses in Tutt Hill

If the house you are buying has a flat roof on an extension, dormer or garage, it is worth knowing its condition before exchange. Felt roofs frequently last around 15 to 20 years, while EPDM and GRP often last longer. We set out the type of covering, its condition and the defects we found, with photographs of each. You then have something specific to put to the seller or agent. If you’ve noticed water getting in at rooflights and blistering in felt or asphalt, we can find out what’s behind it, whatever the roof.

Somewhere as small as Tutt Hill, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, with the urgent items made clear.

How it works

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Older roofs in small places like Tutt Hill can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

Getting ready for the survey

Your questions about flat roof surveys in Tutt Hill

How do I find out if my home in Tutt Hill is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Will you come out to Tutt Hill?

Yes, Tutt Hill is on our map. Villages and rural addresses get the same survey as a town house.

Do you check flat roofs for asbestos?

We don’t test for asbestos. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them so a specialist asbestos surveyor can check them.

Which flat roof coverings do you cover?

Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. The report names the covering and explains its condition.

What’s in the survey report?

A written report with photos, covering the condition of the flat roof, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first. Mention it when you contact us and we’ll plan the survey around it.

Useful tips for Tutt Hill property owners

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Look for standing water a day after rain
  • File the paperwork for the roof and any repairs
  • Check the outlets after the leaves fall
  • Have the roof looked at again after a severe storm

For landlords and building managers, the report is a dated record of the roof’s condition. It helps when planning maintenance budgets, and it gives a baseline to compare against next time.

Keep outlets, gutters and hoppers clear, especially after the leaves fall. Water that can drain away does far less harm than water that sits.

Landlords, agents and block managers in Tutt Hill

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.

Landlords and agents in Tutt Hill book surveys as well as homeowners. A report with photographs gives you a clear record of the flat roof.

Flat roof surveys in Tutt Hill: local notes

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops. Historic houses such as Godinton House, about 1.8 miles south, show how far back building in the area around Tutt Hill goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

If you run a business near County Square, the flat roofs over shops and commercial units are worth checking before a leak, not after. For site and facilities teams at buildings such as The Hayesbrook School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Do you need a flat roof survey in Tutt Hill?

Many flat roof problems start at the details rather than the main surface. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. If they were rushed when the roof was laid, they’re often the first things to fail.

Here are some of the things we see often:

  • Pools of water lying on the roof
  • Blistering in felt or asphalt
  • Water getting in at rooflights
  • A sagging deck under the covering

For landlords with property near Charing station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

What to expect from a roof survey

What we look for on each type of roof

EPDM rubber

EPDM frequently lasts 30 to 50 years, but it relies on its seams, trims and upstands being well finished. We look closely at each of those details.

Single-ply membranes

On single-ply roofs, the welds between sheets are the key detail. Seams, corners and the details around outlets and upstands get a close look.

Leave it or get it looked at?

Flat roofs cannot usually be seen from the street, so they’re often overlooked. Many owners only find out a roof is worn out when water comes through. A survey every few years stops that from catching you out. Outbuildings and barns around Tutt Hill are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we can help you choose.
