Tutt Hill Thermal Roof Survey
Thermal imaging to find moisture and heat loss patterns in a roof for Tutt Hill and the rest of Kent. Surveys run seven days a week.
- Water that travels before it shows
- Wet areas near outlets and upstands
- Possible trapped moisture under a flat roof covering
Thermal roof survey in Tutt Hill: what you get
A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. The camera doesn’t see water itself, so findings are checked with moisture readings. It comes as part of our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. We survey commercial roofs, ceilings below the roof and pitched roof slopes, and the problems we are asked to look at most are gaps in loft insulation and areas losing heat at the eaves and junctions.
Somewhere as small as Tutt Hill, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you cannot get from ground level. Weather and airspace are looked at ahead of the visit, and the journey is planned beforehand. Steep slopes and tall chimney stacks are where a close-up view adds the most.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Rented homes, blocks and businesses
Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Tell us about it when booking and we will plan the survey around it.
With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or email us with the addresses.
The survey, step by step
The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It usually takes between one and two hours at a typical home, though large, tall or awkward roofs take more time. For a village or hamlet like Tutt Hill, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.
- You tell us about the roof and any damp, leaks or cold rooms.
- We check the conditions and note how they may affect the images.
- A full inspection and thermal imaging are carried out together.
- Moisture readings are used to check what the camera shows.
- The Premium report reaches you the same day, and we go through it with you in person.
Before the survey
- Make a note of anything you’d like us to look at
- Dig out any old roof reports or invoices
- Buyers: confirm access with the estate agent or seller

Advice
Roof by roof
Felt and asphalt flat roofs
Felt and asphalt roofs frequently show wet areas as patches that differ from the rest. We check those patches with moisture readings.
Pitched slate and tile roofs
Thermal images of a pitched roof can still show heat loss patterns and some damp areas. We explain what can and cannot be read from them.
Can I check my roof myself?
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

Tutt Hill: your questions answered
How do I find out if my home in Tutt Hill is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Do you cover Tutt Hill?
Yes, Tutt Hill is one of the places we work. The survey and report are the same in Tutt Hill as anywhere else, and visits run on weekdays and weekends.
Is it a structural engineer’s report?
No. We are experienced roof surveyors, and visible signs like sagging are noted, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.
Does the report include photographs?
Yes. Photographs are part of every report, so you can see each point for yourself.
Can you survey at the weekend?
We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
How long have you been surveying roofs?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
What happens after the survey?
The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Do you need a thermal roof survey in Tutt Hill?
On big commercial and residential flat roofs, thermal imaging helps owners plan. Patterns can point to wet areas and show which parts look sound, so we know where to take moisture readings.
These are some of the problems a survey can pick up:
- Cold areas below the roof
- Gaps in loft insulation
- Leaks that are hard to trace
- Damp around roof outlets and upstands
Take a building like The Hayesbrook School: big roofs are where close-up aerial shots and thermal images show the most at once.
Choosing a roof surveyor
- Whether they hold professional indemnity and public liability insurance
- Whether any drone flown is registered with the CAA
- How long they’ve been surveying roofs
- Whether you can ask questions once you have the report
Why get it checked now?
Thermal images can suggest the extent of wet areas without cutting into the roof. It helps when deciding whether to patch an area or replace the roof. Older and listed buildings around Tutt Hill may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

Airspace, weather and Tutt Hill roofs
About 1.8 miles south lies Godinton House, a reminder of how long the area around Tutt Hill has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
If you look after a shop, office or commercial unit, for example near County Square, large commercial roofs are often easiest to see from the air or with a thermal camera.
