How a flat roof survey works in Hothfield

Water through a flat roof doesn’t always come in where the stain is. It can run along the deck from a split, an open lap or a failed upstand some distance away. Our survey covers the whole roof, not just the part above the mark, with photos of anything that could be letting water in. A roofer can then start from a clear picture of the problem. We survey upstands and outlets, single-ply membranes and mastic asphalt, and people most often book us about edge trims that have lifted or split and ponding water that doesn’t drain away.

Older buildings in small places like Hothfield may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Check from a window for ponding after heavy rain
  • Check that new brackets or units haven’t damaged the covering
  • Keep outlets clear of leaves and moss
  • File the paperwork for the roof and any repairs

If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, giving you a chance to go through what we found.

Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that is looked after between surveys typically lasts longer.

Common roof problems in Hothfield

Water that does not drain sits on the roof and speeds up wear. Blocked outlets, poor falls and a sagging deck are the usual causes. Leaves and silt from nearby trees can soon choke an outlet.

We’re often asked to look at:

  • Failed seals around rooflight kerbs
  • Blistering in felt or asphalt
  • Pools of water lying on the roof
  • Blocked or damaged outlets

For site and facilities teams at buildings like The Hayesbrook School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

What a roof survey includes

How the survey changes by roof type

Felt and built-up roofs

Felt roofs frequently last around 15 to 20 years, depending on how they were laid and looked after. Our report sets out its condition and the areas most at risk.

Mastic asphalt

Asphalt roofs are common on older flats, walkways and commercial buildings. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.

Your questions about flat roof surveys in Hothfield

Is Hothfield within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

Is Hothfield in the area you cover?

Yes. We work right across London and the South East, and Hothfield is part of that. Just ring 07833 053749 or email us and tell us about the property, and we’ll talk through which survey suits.

Do you cover flat roofs on blocks of flats?

Yes. Offices, units, shops and blocks of flats are all part of our work. Larger commercial roofs are quoted for their size and access, so ring 07833 053749 or send us an email with the address.

When does the report arrive?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when you book.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

What if it rains on the day?

Light rain is normally fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

How it works

We work from the outside in: outside views come first, then the roof space if there’s safe access. In total, it takes about one to two hours for a house, rising to roughly 3–4 hours on a commercial building. Older roofs in small places like Hothfield can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Before the survey

  • Have any paperwork from past roof work to hand
  • Make a note of anything you’d like us to look at
  • Have keys ready for side gates, garages or roof access doors

Advice

What a flat roof survey doesn’t cover

Every survey has limits, and it is better to know them up front. Keep these in mind:

  • Testing older roof sheets for asbestos
  • Whether the deck or joists are strong enough
  • An exact number of years the roof has left

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before booking. What our survey covers.

What a flat roof survey looks like in Hothfield

About 1 mile south-east lies Godinton House, a reminder of how long the area around Hothfield has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

The streets around a church such as Church of St Margaret are often among the oldest in a place, and if yours is one of the older homes nearby, the joins between later flat roofs and the old walls are where problems typically start. If you own a rental within reach of Charing station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.
