Roof Survey in Tutt Hill
Independent roof surveys in Tutt Hill. We’ve completed more than 5,000 surveys across London and South East England.
- Debris building up in roof valleys
- Condensation or damp timbers in the loft
- Crumbling chimney pointing or cracked flaunching
Roof by roof
Clay plain and peg tiles
Tile-hanging on walls and dormer cheeks is checked as part of the roof where it’s relevant. Gaps in tile-hanging let water reach the wall behind.
Natural slate
Many Victorian and Edwardian houses have slate roofs. Where several slates have slipped, the cause is frequently nail fatigue, which we describe in the report.
How a roof survey works in Tutt Hill
Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay often fail first. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. We survey flat roofs, natural slate and lead flashings, and common reasons people get in touch are slipped, cracked or missing slates and tiles and crumbling chimney pointing or cracked flaunching.
Somewhere as small as Tutt Hill, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.
After the visit, you get a report with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Why it is worth a survey now in Tutt Hill
Planned work is less stressful than an emergency. With a report, you can tackle the urgent jobs first and plan the rest, rather than waiting for something to fail. Older cottages and farmhouses around Tutt Hill can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

What a roof survey looks like in Tutt Hill
Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you let a flat or house near Charing station, the gap between tenancies is a good time to have the roof looked at. Godinton House lies about 1.8 miles south, so building around Tutt Hill goes back a long way. If yours is one of the older homes, the roof may have been repaired many times, and the survey records how each part is holding up. For site and facilities teams at buildings like The Hayesbrook School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Tips that help
Over many surveys, some simple habits stand out:
- Hold on to the report for future surveys
- Let us know about past leaks
- Watch for slipped slates after bad weather
- Make sure we can open the loft hatch
Your report arrives by email, with photos of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each finding is set out in plain English.
Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.
What happens on the day
Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It typically takes between one and two hours for most houses, rising to roughly 3–4 hours on a commercial building. Older roofs in small places like Tutt Hill can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- You tell us about the property and any concerns.
- A visit is booked for a weekday or a weekend.
- The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
- Every part of the roof is checked and photographed.
- We email a photo-illustrated written report and recommendations.
How to prepare
- Mention any parking restrictions on your street
- Agree roof access with the managing agent if it’s shared

DIY checks: what’s safe
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking.
Honest limits
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Walls, floors and services below the roof
- Confirmation of asbestos in soffits or cement sheets
- How the roof will behave in every kind of weather
If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

Tutt Hill: your questions answered
Can a landlord with a rental near Charing station book a roof survey?
Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.
Is my home in Tutt Hill listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can you inspect a terraced or semi-detached roof?
Yes. We inspect what the owner gives us access to. If a problem seems to come from next door, we’ll say so.
How quickly will I get the report?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.
Do you carry out asbestos surveys?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and a specialist asbestos surveyor should check them.
I live in a flat. Can you survey the roof?
Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
Can you survey in bad weather?
It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.
