Independent roof surveys in Westwell

How a roof survey works in Westwell

Across London and South East England, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, while many post-war homes have concrete interlocking tiles. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. We survey flat roofs, clay and concrete tiles and natural slate, and common reasons people get in touch are torn or sagging underlay and standing water on a flat roof.

Older buildings in small places like Westwell may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

We keep jargon out of it: where something needs attention, it says so plainly.

What a survey costs

When we price a survey, we consider:

  • Whether thermal imaging or a drone is needed
  • The number of roofs, including extensions and garages
  • How big the roof is
  • The shape of the roof and its details

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

Helping us price your survey

Here’s what helps us most when you contact us:

  • Pictures from the garden or a window, if you have them
  • Any stains, drips or damp patches you’ve seen indoors
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Why you want a survey: buying, a leak, a storm or new work

Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, call 07833 053749 or send us an email.

FAQs for Westwell

Is Westwell within the area you cover?

Yes, Westwell is covered. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.

Is my home in Westwell listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.

Do you give a life expectancy for the roof?

We do not give a number of years. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Does a roof survey replace a structural engineer?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It does not include structural calculations, which need an engineer.

How long will you be at the property?

Allow an hour or two for most houses, with bigger or more complicated roofs taking longer. We will give you an idea of timing when you book.

What happens if roof problems are left?

By the time water marks a ceiling, it’s often been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. From inside the loft space, we can often spot it sooner. For an older or listed building in a place like Westwell, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

What this survey can’t tell you

A survey is a careful look at the roof, but it cannot do everything. The main limits are:

  • The condition of the rest of the building (that is a RICS home survey)
  • Defects hidden under coverings or inside walls without opening up
  • Structural calculations (that’s a structural engineer’s job)

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you before booking. The full list of what we check.

Roof surveys in Westwell: local notes

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

For businesses in and around places such as County Square, a dated report on the roof is useful for planning and for any lease discussions. If yours is one of the older homes in the streets near Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first. With Godinton House about 2.3 miles south, the area around Westwell has a long history. If your house is among the older ones, the roof may have been repaired many times, and the survey records how each part is holding up.

Roof by roof

Lead flashings and valleys

Flashings close the joints where a roof meets a wall or chimney. Lifted, split or slipped lead is recorded.

Chimney stacks

We check the pots, flaunching, pointing and flashings of each stack. We note any lean or loose pots.

What we do, step by step

The aim of the visit is simple: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It normally takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. For a village or hamlet like Westwell, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from every safe viewpoint outside.
  4. Inside, we check the roof space where there is safe access.
  5. We email a photo-illustrated written report and recommendations.

Getting ready for the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Dig out any old roof reports or invoices
  • If you’re buying, check with the agent that we can get in

Getting a price

Most bookings start with a short call: phone 07833 053749 or drop us an email, and we will ask about the building and what you need. The price is agreed before a date is set.
