Roof surveys for homes and businesses in Boughton Lees

Across London and the South East, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Some older homes have clay tiles, and many have a flat-roofed extension as well. Each part is checked in the way that suits it. We are often asked to look into water stains on rafters and ceiling joists and debris building up in roof valleys, on ridges, hips and valleys, lead flashings and chimney stacks.

Somewhere as small as Boughton Lees, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What we look for on each type of roof

Natural slate

From the loft, we look at the underside of a slate roof. There may be old felt underlay, or none at all on very old roofs.

Lead flashings and valleys

Most leaks begin at a joint rather than the middle of a slope. That’s why we check them closely.

Why it’s worth a survey now in Boughton Lees

Before you put a home on the market, it is useful to know the roof’s condition. You will know what a buyer’s survey might pick up, or at least know what to expect. In a small place like Boughton Lees, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you need to know.

Why book with us

Do you need a roof survey in Boughton Lees?

Not every roof problem comes from outside. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It can look like a leak.

It’s worth booking a survey if you’ve seen:

  • Slates or tiles that have slipped or broken
  • Blocked, sagging or leaking gutters
  • Lifted, split or missing lead flashings
  • Cracked or blistered flat roof coverings

Take an older house close to Saint Christopher's Church: old fixings, lead flashings and tall chimneys are typical of older roofs.

Questions to ask before you book

  • Whether you get a written report with photos
  • Whether the loft is part of the inspection
  • Whether any drone flown is registered with the CAA
  • Whether VAT is in the quoted price

What a good roof survey covers

Tips that help

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Let us know about any leaks or stains you’ve seen
  • Look for debris in the garden after high winds
  • Take photos of any leaks as they happen
  • Have details of recent roof work to hand

The recommendations are prioritised by urgency where relevant. Some things need prompt attention, others can be planned for. That helps you decide what to do first.

Keep the roof space ventilated. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.

Boughton Lees questions

How do I find out if my home in Boughton Lees is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you survey roofs for landlords with property near Wye station?

Yes, rented property is part of what we cover. Just phone 07833 053749 or drop us an email and tell us about the building.

Can you inspect a terraced or semi-detached roof?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are checked from your side.

Will you check the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

What’s the best way to book?

To book, ring 07833 053749 or drop us an email and tell us the address and what you want to find out. We’ll confirm the price and find a day that suits.

Do you use drones?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

How long will you be at the property?

The visit typically takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We will give you an idea of timing when you book.

The wider area around Boughton Lees has a long history of building, with Godinton House about 3.4 miles south-west. What we cannot see

It is a careful look at the roof, not the whole story. The main limits are:

  • Asbestos testing of any kind
  • Faults hidden behind ceilings or boarding
  • A structural engineer’s report

The survey, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes an hour or two on an ordinary house, and more on a big or complicated roof. Cottages and farmhouses around Boughton Lees often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a report with photos and recommendations.

Preparing for the visit
