Drone roof surveys for Westwell homes and businesses

Drone roof surveys in Westwell: local notes

Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail.

If you live in an older home near Church of St Mary, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view by drone or thermal camera helps. Anyone responsible for a site like The Hayesbrook School will know that big roofs are where close-up aerial shots and thermal images show the most at once. Shop and office owners around County Square may find that thermal images can show trapped moisture across a wide commercial roof.

About our drone roof survey in Westwell

Before any flight, we check the airspace. Flight restriction zones around airports like Heathrow, Gatwick and London City need permission from the airport or air traffic control. Central London has restricted areas of its own, which need NATS permission. If permission is not given, we inspect by other means and explain why. Prisons have their own drone restriction zones too. Common reasons to book are wind damage high on the roof and flashings that have come away, on large and complex roofs, tall and steep roofs and fragile roofs.

In a small place like Westwell, open ground can mean strong wind. A small drone cannot fly safely in strong wind or a downpour, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Practical tips

Over many surveys, some simple habits stand out:

  • Clear a spot on the drive or lawn
  • Mention anything you’ve noticed on the roof
  • Shut pets inside while we fly
  • Share the postcode so we can check for restrictions

The Premium Survey includes an in-person consultation to go through what the drone showed. You can ask about anything that is not clear.

After a storm, check from the garden and the street. Pieces of slate or tile on the ground mean something has moved. A drone survey can show what has shifted.

How we price drone roof surveys

Prices always include VAT. What changes the price is:

  • House, block, shop or office
  • If the survey needs thermal imaging or a drone
  • The package you choose: Basic, Standard or Premium
  • Building height and the viewpoints available

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

What to tell us when you get in touch

The more you tell us, the easier it is to price the survey. When you contact us, let us know:

  • Any marks or damp showing indoors
  • Anything about access we should know
  • Dates you’re working to, such as exchange
  • What’s prompted the survey

We confirm the price for the job before you book, so you know where you stand. Our price is from £400, including VAT. To book, phone 07833 053749 or drop us an email.

Questions from Westwell

Does a conservation area affect roof work in Westwell?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can you fly a drone over a roof in Westwell?

The answer turns on the exact location and the conditions on the day. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Mention it when you get in touch and we will plan the survey around it.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Do you cover Westwell?

Yes. We survey roofs in Westwell and the rest of Kent, as part of our work across London and South East England. To book, call 07833 053749 or send us an email.

What do I do with the report?

We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

How it works

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit normally takes about 1–2 hours at a typical home, and more on a big or complicated roof. In a small place like Westwell, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First, we check the address for flight restrictions.
  2. Where a flight restriction zone or restricted area applies, we seek permission first.
  3. Before the flight, we check the conditions and the take-off spot.
  4. The sub-250g drone takes close-up photographs of the roof, kept in sight throughout.
  5. We email a written report with the photographs and our recommendations.

Preparing for the visit

  • For a flat or shared roof, check access with the building owner or managing agent
  • Make sure we can get to the back of the property
  • Let us know about parking before the day

How to book

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or use the contact form when you are ready.

Related advice

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

What a drone roof survey does not cover

Before booking, it’s worth knowing what a survey won’t do:

  • Anything inside the loft or under the coverings
  • A flight on a day when the weather is not safe
  • Whether the roof structure meets design loads

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before booking. What a survey covers and does not.

Roofs we survey in Westwell

  • Valleys and parapet gutters
  • Flat roofs on upper floors
  • Fragile roofs
  • Chimney stacks
  • Tall and steep roofs
  • Large and complex roofs

Different roofs, different checks

Large commercial roofs

Big roofs on offices, warehouses and units take time to inspect. A drone photographs the whole surface methodically, so nothing is skipped.

Flat roofs on tall buildings

The flat roof on top of a block is rarely looked at. From above, standing water, splits and tired upstands are clear.
