Storm damage roof report in Westwell

If your roof has been damaged, stay safe first. Take photos from the ground or from windows, and do not climb onto the roof. If water is coming in, a roofer can put temporary protection in place. We then record the damage in a report you can pass to your insurer. Hold on to receipts for anything you pay for. We survey flat roofs, chimney stacks and gutters and fascias, and people most often book us about damage from fallen branches or debris and water coming in after the storm.

Many homes in small places like Westwell face open ground, where storms hit ridges, verges and chimneys hardest. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Westwell: your questions answered

How do I find out if my home in Westwell is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like Westwell?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How long does the survey take?

Time on site depends on the roof; most visits take between one and two hours at most homes, with bigger or more complicated roofs taking longer. The written report follows by email.

How do I arrange a storm damage roof report in Westwell?

The quickest way is to phone 07833 053749 or drop us an email. Let us know the address and a little about the roof, and we’ll take it from there. We survey seven days a week.

Is this a RICS survey?

No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

What if the roof was already worn?

Wear and tear is not normally covered. Our report gives an honest view of what’s recent damage and what’s older wear. The claim decision is your insurer’s.

Is this an asbestos survey?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

How the survey changes by roof type

Clay and concrete tiles

A missing tile lets rain reach the underlay. Each gap is recorded with a photo.

Lead flashings

Flashings with older defects often fail in high winds. We record what looks recent and what looks older.

Leaks and storm damage in Westwell

Historic houses such as Godinton House, about 2.3 miles south, show how far back building in the area around Westwell goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Knowing the roof type helps narrow down where water may be getting in.

If you let a flat or house near Charing station, a tenant living with a leak needs the cause found, not just the stain painted over. For businesses in and around places like County Square, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast. The streets around a church like Church of St Mary are often among the oldest in a place, and if you own one of the older houses nearby, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Before and after the survey

Nothing here needs a ladder. Our suggestions:

  • Record any water damage in rooms and the loft
  • Arrange temporary cover with a roofer if rain is getting in
  • Read your policy wording on storm damage
  • Take photos from ground level or a window, never by climbing

For repair costs, ask a roofer to quote. The report gives them a clear list of the damage.

Have overhanging branches looked at by a tree surgeon. They can damage the roof in high winds.

Honest limits

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Damage hidden under coverings or inside the structure, without opening up
  • The outcome of a claim
  • Repair costs or quotes for the work

If in doubt, ring 07833 053749 or send us an email and we’ll suggest the right survey. What a survey covers and does not.

What this survey covers

  • Ridges and hips
  • Slate and tile slopes
  • Gutters and fascias
  • Flashings
  • Chimney stacks
  • Flat roofs

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.

How the survey works

The aim of the visit is simple: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit normally takes between one and two hours on an ordinary house, with bigger or more complicated roofs taking longer. Older roofs in small places like Westwell can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First we go through when the storm hit and what you’ve noticed.
  2. We check the roof from wherever it is safe.
  3. Each area of damage is photographed and described.
  4. The report notes whether the damage fits a storm, older wear or both.
  5. You get a written report to pass to your insurer.

Before we arrive

  • Dig out any old roof reports or invoices
  • Unlock side gates and any roof access doors
  • Clear the way to the loft hatch
