Storm damage roof report in Tutt Hill: what you get

Most policies do not cover wear and tear. So it matters whether the damage came from the storm or from a roof that was already worn. Our report records both: fresh breaks and recently moved slates or tiles, and older problems such as corroded nails or worn mortar. We describe what we see, whichever way it points. Your insurer then decides how its policy applies. If you’ve noticed damaged pots on the stack and ridge tiles that have come loose, we can find out what’s behind it, whatever the roof.

For a small place like Tutt Hill, the inspection is the same as anywhere: we simply plan the journey and access ahead. Let us know where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. Photos of the stain and of the roof from outside are helpful too.

It is not only a list of defects. It explains what we found, why it matters and what we recommend.

What affects the price in Tutt Hill

When we price a survey, we consider:

  • Roof area
  • Which survey package you book
  • Extra roofs, like extensions, dormers or garages
  • The shape of the roof and its details

Prices quoted always include VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Getting in touch

The more you let us know, the easier it is to price the survey. When you contact us, let us know:

  • Dates you’re working to, such as exchange
  • Where the property is, with the postcode
  • What made you get in touch
  • Pictures of the roof from a safe spot, if you have them

When you’re ready to go ahead, ring 07833 053749 or email us. We’ll suggest a package, agree the price and find a date.

Practical tips

Over many surveys, some simple habits stand out as worth the effort:

  • Record any water damage in rooms and the loft
  • Note the date and time you first saw the damage
  • Keep receipts for any emergency work
  • Take photos from the ground or a window, never by climbing

After the visit, we write up the report with photographs of each area of damage. It sets out what is damaged, the likely cause and any signs of older wear. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

After a storm, look at the roof from the street or garden. Binoculars help you spot slipped slates or lifted ridges. Do not go up a ladder to look.

Common roof problems in Tutt Hill

Flat roofs can be damaged too. Wind can lift edges and tear coverings, and blocked outlets can leave water ponding after heavy rain. Our report covers flat and pitched roofs.

It’s worth booking a survey if you’ve seen:

  • Torn or lifted flat roof coverings
  • Slipped or missing slates or tiles
  • Roofs hit by falling trees
  • Damaged gutters and fascias

Anyone responsible for a site like The Hayesbrook School will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Before booking any roof surveyor

  • What happens after the report arrives
  • What they will not be able to tell you
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Will the report include photos?

Tutt Hill questions

Do you cover smaller places like Tutt Hill?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Is Tutt Hill in the area you cover?

Yes. Our area covers London and the South East, and Tutt Hill is part of that. You can ring 07833 053749 or use the contact form with the address and a few details, and we will talk through which survey suits.

Can you survey a shared roof?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

Will you walk on the roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.

Do you carry out surveys on Saturdays and Sundays?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

Do you act for me with my insurer?

No. We write an independent report, and you decide how to use it. The insurer may send a loss adjuster of its own.

Wind, rain and roofs in Tutt Hill

Godinton House, about 1.8 miles south, is one of the historic houses in the wider area around Tutt Hill. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Different coverings let water in at different points, which shapes where the search starts.

If you look after a shop, office or commercial unit, for example near County Square, a quick answer on where water is coming in keeps a business running. Landlords with a home close to Charing station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

What this survey can’t tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Areas we cannot see safely
  • A price for the repairs
  • The work of a loss adjuster appointed by your insurer

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you before you book. What a survey covers and doesn’t.

Roof types and parts we check

  • Chimney stacks
  • Gutters and fascias
  • Flat roofs
  • Flashings
  • Slate and tile slopes
  • Ridges and hips

The survey, step by step

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes about one to two hours for most homes, depending on how much of the roof was hit. Older roofs in small places like Tutt Hill can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start with what you’ve seen and any temporary repairs.
  2. Inside, we look for signs of water in the loft and rooms below.
  3. The roof is inspected from the ground, windows and the roof where it is safe.
  4. We record fresh damage and older defects.
  5. You receive the written report with photos.

Before the survey

  • Agree roof access with the managing agent if it is shared
  • Show us where any leaks or stains appear
  • Keep pets in another room
