Wind, rain and roofs in Godinton

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Knowing the roof type helps narrow down where water may be getting in. Historic houses such as Godinton House, about 0.8 miles north-west, show how far back building in the area around Godinton goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark such as Church of St Mary, water on an older roof tends to find its way in at the lead, the valleys or the chimney. For site and facilities teams at buildings such as Godinton Primary School, tracing a leak on a big roof starts with where the water appears and works back. Landlords with a home close to Ashford International station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Godinton is about 1 mile north-west of Ashford, in Kent. Wherever you are in Godinton, we can carry out storm damage roof reports at your property. Godinton is one of the places in Kent we cover. For surveys nearby, see our Canterbury page.

How a storm damage roof report works in Godinton

Each roof is looked at from the safest viewpoints available: from ground level, from windows and higher points, from the loft space and from the roof where it is safe. We photograph and describe each area of damage. We note any part we couldn’t see. The report, with photos, is yours to pass to your insurer. If you’re worried about damaged ridges and hips and loose or torn flashings, a survey will tell you what’s going on, whatever the roof.

In a smaller place like Godinton, some roofs face open ground, so wind and driving rain find any weakness in ridges, verges and flashings. If a leak shows only when the wind is in a certain direction, that is a useful clue. It helps to know when and where the water appears. The gutters on the most exposed side can overflow too.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Should I look at the roof myself first?

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

What we do, step by step

After the inspection, everything we found is written up in a report with photographs, emailed to you. On timing, it normally takes an hour or two at a house, and longer if the damage is spread across a large roof. With a bit of garden around a house, as there often is around Godinton, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.

  1. We start with what you’ve seen and any temporary repairs.
  2. We check inside, including the loft where there is access, for water damage.
  3. The roof is inspected from ground level, windows and the roof where it is safe.
  4. We record fresh damage and older defects.
  5. You receive the written report with photographs.

What a storm damage roof report doesn’t cover

It is a careful look at the roof, not the whole story. The main limits are:

  • Whether your insurer will pay the claim
  • Areas we cannot see safely
  • Negotiating a claim settlement

If in doubt, call 07833 053749 or use the contact form and we’ll point you to the right survey. The full list of what we check.

What this survey covers

  • Ridges and hips
  • Slate and tile slopes
  • Flat roofs
  • Flashings
  • Gutters and fascias
  • Chimney stacks

What affects the price in Godinton

We confirm the price for your roof before booking. This is what makes a difference:

  • The use of thermal imaging or a drone
  • How big the roof is
  • How many separate roofs there are, such as extensions, dormers and garages
  • The package you choose: Basic, Standard or Premium

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.

What to tell us when you get in touch

There’s no need for technical words. It is enough to let us know:

  • Access details, like a loft hatch or a shared roof
  • Any photos you have, taken from the ground or a window
  • Dates you’re working to, such as exchange
  • The type of building and roof, like pitched or flat

Landlord and commercial surveys in Godinton

If the property is let, the agent or a tenant can let us in. We survey seven days a week, which helps when tenants work during the week.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Tell your insurer about the damage promptly
  • Photograph the damage safely from below
  • Hold on to fallen pieces of the roof where you can
  • Photograph damage inside the house too

If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Clear gutters and outlets before the stormy months. Overflowing gutters can make storm damage worse.

Your questions about storm damage roof reports in Godinton

Does a conservation area affect roof work in Godinton?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Do you cover smaller places like Godinton?

Yes. Godinton is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

How long will you be at the property?

Expect it to take about 1–2 hours for a house, while a commercial roof takes nearer three to four hours. The written report follows by email, on the timescale of your package.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Will you go up on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.
