Roof survey in TN23: how it works

There’s no single reason to have a roof surveyed. Some have seen a mark on a ceiling or bits of tile in the garden, while others just want to know where they stand. Whatever the reason, the survey works the same way: a careful look, then a clear written report. Visits run seven days a week, so it’s easy to find a day that suits. We survey the roof space, flat roofs and lead flashings, and people most frequently book us about leaking gutter joints and downpipes and debris building up in roof valleys.

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes about one to two hours at most homes, though large, tall or awkward roofs take more time.

  1. We start by hearing what you’d like checked and why.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We check the roof from every safe viewpoint, inside and out.
  4. Every part of the roof is checked and photographed.
  5. You receive a written report with photos and recommendations.

Roof surveys across TN23: local notes

Across TN23, from Ashford, Stanhope and Godinton outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. Chimneys, valleys, flashings and gutters are normally where the work is.

Several airports in London and the South East have flight restriction zones around them, so every drone flight in TN23 is checked against the Drone Safety Map first. Flights that need permission only go ahead once it is given.

Ashford: If you run a business near Ashford Designer Outlet, a dated report on the roof is useful for planning and for any lease discussions. For site and facilities teams at buildings such as Chilmington Green Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

How the survey changes by roof type

Chimney stacks

We check the pots, flaunching, pointing and flashings of each stack. Leaning stacks and loose pots are recorded.

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Worn or split lead lets water straight in, and lead is a target for theft.

What happens if roof problems are left?

A roof that has had no attention for years can surprise you. A survey sets a baseline, which makes later changes easy to spot.

Questions to ask before booking

  • What the report includes, and whether it has photographs
  • Their track record with similar roofs
  • How soon the report will arrive
  • Their insurance cover

Tips that help

There is plenty you can do without going near the roof. What helps most:

  • Stay off ladders and the roof
  • Ask about a flat roof on an extension or garage too
  • Check the roof from ground level after storms
  • Tell us about any leaks or stains you’ve seen

Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. You can ask us about anything that isn’t clear.

Every so often, look in the loft space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.

What affects the cost of roof surveys

Prices vary from roof to roof, for these reasons:

  • The shape of the roof and its details
  • How big the roof is
  • Building height and the viewpoints available
  • Which survey package you book

Roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Getting in touch

The more you let us know, the easier it is to price the survey. When you get in touch, it is useful to mention:

  • The reason for the survey, such as buying, a leak or storm damage
  • The property’s address and postcode
  • Whether there is a loft hatch, a shared roof or tricky access
  • Photos of the roof, taken safely from the ground or a window

You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or send us an email.

What this survey cannot tell you

Some things cannot be seen without opening up the roof, and that sets some limits:

  • How the roof will behave in every kind of weather
  • A structural engineer’s report
  • Walls, floors and services below the roof

Common questions in TN23

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of clients are satisfied.

Can you survey a roof I share with a neighbour?

Yes. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.

How long does the visit take?

The visit typically takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We will give you an idea of timing when you book.

Do you give a life expectancy for the roof?

Not as a figure. We describe the condition of each part of the roof and how it’s wearing, and we say what needs attention and how urgently.

What insurance do you have?

Our cover is professional indemnity plus public liability, and details are available on request.

Do you go up on the roof?

Where it’s safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where applicable.

Does a roof survey replace a structural engineer?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It isn’t a structural engineer’s report and doesn’t include calculations.
