Your questions about roof surveys in Newtown

Will you come out to Newtown?

Yes, Newtown is covered. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Can a landlord with a rental near Ashford International station book a roof survey?

Yes, rented property is part of what we cover. Just call 07833 053749 or send us an email and tell us about the building, including who will give access on the day.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Can you survey in bad weather?

Light rain doesn’t usually stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we will arrange another day with you.

Does a roof survey replace a structural engineer?

No. If we see signs that need an engineer, such as serious sagging, we will say so. Our survey is not a structural engineer’s report.

Can you inspect my roof with a drone?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

How quickly will I get the report?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.

About our roof survey in Newtown

Our roof survey gives you a clear picture of your roof’s condition. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it’s safe to get in. You get a written report with photos and recommendations. Where it is relevant, the recommendations are prioritised by urgency. We survey clay and concrete tiles, flat roofs and ridges, hips and valleys, and the problems we are asked to look at most are blocked, sagging or leaking gutters and worn or blocked valleys.

Around Newtown, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. It is the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to.

What we look for on each type of roof

Clay plain and peg tiles

Clay tiles are common on older South East homes. Rotten pegs and battens let tiles move, leaving gaps along the courses.

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. We look for lifted, cracked or slipped tiles, particularly at the verges and ridge.

How it works

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. The visit usually takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. For a survey in Newtown, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Advice

Roofs, chimneys and gutters in Newtown

Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

Shop and office owners around Ashford Designer Outlet may find that a roof report helps plan work around trading rather than after a leak. If you live near a park like Ashford Green Corridors, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. Landlords with a home close to Ashford International station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Useful tips for Newtown property owners

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Mention any flat roofs as well as the main roof
  • Do not climb onto the roof yourself
  • Look for debris in the garden after high winds
  • Take photos of any leaks as they happen

Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. You can ask us about anything that isn’t clear.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Prompt repairs stop small problems growing.

For landlords and managing agents

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we’ll plan the visit with that in mind.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

What this survey cannot tell you

Some things cannot be seen without opening up the roof, so a survey has limits:

  • How the roof will behave in every kind of weather
  • Faults hidden behind ceilings or boarding
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What our survey covers.

What you can safely check yourself

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
