Thermal imaging roof survey in Newtown, Kent
Get a clear view of the roof at a property in Newtown from an independent roof surveyor. We visit on weekdays and at weekends.
- Stains that keep coming back
- Wet insulation beneath the membrane
- Damp around chimneys and parapets
DIY checks: what’s safe
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
How a thermal roof survey works in Newtown
Thermal imaging is frequently most useful on flat roofs, from small extensions to large commercial roofs. It can show patterns that point to trapped moisture under the membrane. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we also look from the loft where we can reach it safely. We survey ceilings below the roof, flat roofs and insulated roof spaces, and the problems we’re asked to look at most are cold areas below the roof and gaps in loft insulation.
Around Newtown, older homes can have thin loft insulation and later additions with roofs of their own. A thermal image can show where heat is escaping or where moisture may be trapped, and drone photos show the roof surfaces themselves. Anything that looks like moisture is checked with a meter. Results depend on the weather, so the visit is planned around the forecast.
Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Before and after the survey
Most of what helps is simple and safe from the ground. Our suggestions:
- Keep the report to compare against after any repair
- Keep a record of when stains appear
- Clear leaves from outlets and gutters each autumn
- Leave the roof to people with safe access
You can pass the report to a roofer so they can see where the problem areas seem to be. Each thermal image is matched to a normal photo, so the areas are easy to locate.
Keep an eye on ceilings under the roof for new stains. Catching a leak early stops insulation getting soaked.
How we price thermal roof surveys
Prices always include VAT. The things that change the price are:
- The size of the roof
- The height of the building and how the roof can be seen safely
- The number of roofs, including extensions and garages
- Whether it’s a home or a commercial building
Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You’ll know the price for your survey before booking.
Helping us price your survey
There is no need for technical words. Just let us know:
- What’s prompted the survey
- Your timetable, like an exchange date
- The property’s address and postcode
- Photos of the roof, taken safely from the ground or a window
To book a survey, ring 07833 053749 or use the contact form with the address and what you’d like to know about the roof. We will confirm the price before booking.
What we do, step by step
Every roof is different, but as a rough guide the survey takes about one to two hours at most homes, and longer for a large or complex roof. You are welcome to ask questions while we are there. With a bit of garden around a house, as there often is around Newtown, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.
- First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
- We carry out a visual inspection of the roof from wherever it can safely be seen.
- We take thermal images of the roof to pick up temperature patterns.
- Any patterns of interest are checked with moisture readings where we can reach them.
- The report sets out the images, what they suggest and what we recommend.
Before we arrive
- Move anything stored under the loft hatch
- Agree roof access with the managing agent if it is shared
- Check we can get to the back of the property
Booking a survey
Our price is from £400, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or drop us an email to find out.
Advice
Rented homes, blocks and businesses
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.
Roof by roof
Loft insulation
The difference is clearest when the home is heated and it’s cold out. We explain in the report how the conditions on the day affected what we saw.
Pitched slate and tile roofs
Thermal images of a pitched roof can still show heat loss patterns and some damp areas. We explain what can and cannot be read from them.
Common questions in Newtown
Do you cover Newtown?
Yes. We cover the whole of London and South East England, and Newtown is part of that. You can phone 07833 053749 or drop us an email with the address and a few details, and we’ll talk through which survey suits.
Is Newtown within the area you cover?
Yes, Newtown is on our map. A small place gets exactly the same survey as a big one.
Do I have to be there for the survey?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
Are you structural engineers?
No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.
How long does the survey take?
It typically takes between one and two hours for a house, though large, tall or awkward roofs take more time. You will then get the report by email, on the timescale of your package.
Thermal roof surveys in Newtown: local notes
With Godinton House about 2.9 miles north-west, Newtown sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
If you run a hotel or guest house in or near Newtown, a roof problem can mean rooms out of use, so it is worth knowing the roof’s condition. If you look after a shop, office or commercial unit, for instance near Ashford Designer Outlet, thermal images can show trapped moisture across a wide commercial roof. If you live in an older home near Christ Church, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from above or with a thermal imager helps.
Newtown is about 1 mile south-east of Ashford, in Kent. Surveys in Newtown work the same way as everywhere we cover: a careful look at what can be seen safely, photos and a clear written report. Across Kent, we cover Newtown. Canterbury is in our area too.
