Thermal roof survey in Finberry

A thermal camera can help when the cause of damp is not obvious. Water can travel some distance under a roof covering before it shows inside, and temperature patterns can help us trace where it may have come from. We combine the images with a visual inspection and moisture readings, so no conclusion rests on one method alone. Common reasons to book are damp that repairs haven’t cured and water getting in at parapets and stacks, across ceilings below the roof, flat roofs and loft conversions.

Villages like Finberry often stand in open country, where wind can be strong. A small drone cannot fly safely in strong wind or a downpour, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

The report records the roof as we found it on the day. It is useful right away, and a good reference for later.

What we do, step by step

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes between one and two hours for most homes, plus time to check any thermal findings with moisture readings. Rural addresses near Finberry can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We look at the roof from the ground, from windows and from the roof itself where it’s safe.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. You get a report with thermal images, photographs and our recommendations.

Preparing for the visit

  • Leave side gates unlocked
  • Keep pets out of the way during the survey
  • Move anything stored under the loft hatch

How to book

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To get started, call 07833 053749 or send us an email.

Surveys for landlords and agents in Finberry

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Honest limits

Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:

  • Readings unaffected by sun, shade or reflections
  • What’s inside walls or under coverings, without opening up
  • Insulation values or heat loss calculations

If in doubt, ring 07833 053749 or drop us an email and we will point you to the right survey before you book. What our survey covers.

Roofs we survey in Finberry

  • Commercial roofs
  • Ceilings below the roof
  • Insulated roof spaces
  • Flat roofs
  • Pitched roof slopes
  • Loft conversions

What a survey costs

All our prices include VAT. The things that change the price are:

  • How tall the building is and how easy the roof is to see
  • The number of roofs, including extensions and garages
  • House, block, shop or office
  • How big the roof is

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

What we need to know

What helps most when you contact us:

  • The property’s address and postcode
  • Pictures of the roof from a safe spot, if you have them
  • The style of property, from a terrace to a block
  • Access details, like a loft hatch or a shared roof

Prices start from £400, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or send us an email with the details.

Thermal roof surveys in Finberry: local notes

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

For businesses in and around places such as Ashford Designer Outlet, big, flat commercial roofs are where photos from the air and thermal images help most. Take a building like Finberry Primary School: a view from above covers a wide roof far faster than walking it.

FAQs for Finberry

Is Finberry within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you carry out roof surveys in Finberry?

Yes, Finberry is within the area we cover. We cover the whole of London and South East England. Just ring 07833 053749 or use the contact form and tell us about the property.

Is thermal imaging good for finding leaks?

Thermal imaging can help, alongside other checks. The results depend on conditions on the day. Where it cannot be pinned down, the report suggests a next step, such as electronic leak detection.

What happens next?

You will get the report by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

Will the survey show heat loss through my roof?

It can show temperature patterns that point to missing or thin insulation. It shows most clearly when it’s warm inside and cold outside. We look from the loft as well, where there’s safe access.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Mention it when you contact us and we will explain what’s needed.

What we look for on each type of roof

Loft insulation

Loft insulation is easily disturbed when people store things or run cables. Thermal images can show where it has been pushed aside.

Parapets, valleys and junctions

When valley or parapet gutters overflow, water can get into walls and ceilings. Thermal images, checked with moisture readings, can help trace it.

When to book a survey in Finberry

Some defects simply can’t be seen with the eye. Trapped moisture, missing insulation and hidden heat loss are three examples. Thermal imaging gives us another way to look for them.

These are some of the problems a survey can pick up:

  • Moisture around outlets and upstands
  • Damp patches with no obvious cause
  • Ceilings that feel colder in places
  • Wet insulation beneath the membrane

Godinton House, about 4 miles north-west, is one of the historic houses in the wider area around Finberry. For older roofs nearby, a look from above or with a thermal imager is a hands-off way to check condition.
