Flat roof survey in Finberry: what you get

Ponding is often the first sign that something on a flat roof isn’t right. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. Where the deck may be a structural issue, our report says a structural engineer should look at it. We’re often asked to look into ponding water that doesn’t drain away and failed upstands where the roof meets a wall, on single-ply membranes, EPDM rubber and GRP fibreglass.

Somewhere as small as Finberry, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What a survey costs

Prices vary from roof to roof, and it comes down to:

  • Chimneys, valleys, parapets and other details
  • Whether it is a home or a commercial building
  • Height and safe access
  • Whether you choose the Basic, Standard or Premium Survey

To find out what your survey will cost, call 07833 053749 or drop us an email and let us know about the roof. The price is agreed before a date is set.

What we need to know

A few details help us recommend the right survey and price. When you contact us, tell us:

  • Any marks or damp showing indoors
  • The type of building and roof, like pitched or flat
  • When you need the report by
  • Whether there is a loft hatch, a shared roof or tricky access

If you are buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply phone 07833 053749 or drop us an email whenever suits you.

Can I check my roof myself?

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.

Questions from Finberry

How do I find out if my home in Finberry is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you cover Finberry?

Yes, Finberry is within the area we cover. We survey roofs across London and South East England. Just call 07833 053749 or send us an email and let us know about the property.

Which flat roof coverings do you cover?

We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it’s holding up.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Tell us about it when booking and we will plan the survey around it.

Do you survey commercial flat roofs?

Yes. Offices, units, shops and blocks of flats are all part of our work. We quote bigger roofs on their size and how they’re reached, so ring 07833 053749 or drop us an email with the address.

What happens after the survey?

You will receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Which days do you carry out surveys?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

What we do, step by step

You do not need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. A typical survey takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Around Finberry, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We check the roof from wherever it can be seen safely.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. We send a written report with photos, the defects we found and what we recommend.

How to prepare

  • Jot down any questions you want answered
  • For flats, check roof access has been agreed
  • Mention any parking restrictions on your street

Mastic asphalt

Without seams, asphalt tends to fail through cracking and at its skirtings. We record any crazing or splits and where water may be getting in.

EPDM rubber

Rubber roofs can shrink back from their edges or lift where the adhesive has failed. Any we find are noted and photographed.

Flat roof surveys around Finberry

Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. With Godinton House about 4 miles north-west, Finberry sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If you live in an older home near Church of St Mary, the joins between later flat roofs and the old walls are where problems typically start. If you look after a building such as Finberry Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you let a flat or house near Ashford International station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Finberry is about 2 miles south-east of Ashford, in Kent. Finberry gets the same service as everywhere else we work: a careful look at everything that’s safely in view, photographs and a clear written report. Our Kent coverage includes Finberry. Canterbury is in our area too.

Leave it or get it looked at?

Caught early, a split or open seam in a flat roof is often a small repair. Left alone, water can soak the insulation and the deck, and the job grows. Surveying it now tells you where you stand. For an older or listed building in a place like Finberry, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 with VAT included. We will tell you which package suits the questions you have.

Why us?

  • Surveys seven days a week
  • Drone and thermal imaging surveys available
  • PI and public liability insurance
