What a flat roof survey does not cover

In fairness, there are limits to any roof survey:

  • A promise that the roof will not leak in future
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting
  • The condition of the deck or insulation hidden under the covering

If in doubt, ring 07833 053749 or drop us an email and we’ll point you to the right survey before booking. What a survey covers and does not.

What we check

  • Single-ply membranes
  • EPDM rubber
  • Mastic asphalt
  • Felt flat roofs
  • Upstands and outlets
  • GRP fibreglass

How a flat roof survey works in Kingsnorth

Each flat roof is looked at from the safest viewpoints we have: on the roof where it’s safe, from windows and higher ground, and from the rooms below where we can reach them. We do not walk on fragile rooflights or fragile roof sheeting. Where any area cannot be viewed safely, we say so in the report, so the limits of the survey are clear. If you’ve noticed standing water left after rain and damaged trims at the roof edge, we can find out what’s behind it, whatever the roof.

Somewhere as small as Kingsnorth, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. We simply plan the journey and access beforehand. Garages and outbuildings are easy to forget, so mention any you want included when booking.

What you get is a clear record of the flat roof on the day we saw it. It is useful right away, and a good reference for later, such as when you want to compare after future work.

How the survey changes by roof type

Mastic asphalt

Without seams, asphalt tends to fail through cracking and at its skirtings. We record any crazing or splits and where water may be getting in.

Felt and built-up roofs

On felt, the upstands and edge details frequently fail before the main surface. We check each one and photograph any that have split or pulled away.

Kingsnorth questions

Do you carry out roof surveys in Kingsnorth?

Yes, Kingsnorth is one of the places we work. The survey and report are the same in Kingsnorth as anywhere else.

Is my home in Kingsnorth listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

What happens after the survey?

You will receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we’ll agree the details when you book.

Will I get photos?

Yes. Photos are part of every report, so you can see exactly what each finding refers to.

DIY checks: what’s safe

The one thing to avoid is getting up close. Roofs are fragile and slippery. That is where a survey comes in, using safe viewpoints and a drone where it applies.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

How it works

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes about one to two hours for most houses, with bigger or more complicated roofs taking longer. Older rural homes like those around Kingsnorth can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

How to prepare

  • Have any questions written down, so nothing gets missed
  • Have any paperwork from past roof work to hand
  • Have keys ready for side gates, garages or roof access doors

Local flat roofs in Kingsnorth

Godinton House, about 3.2 miles north-west, is one of the historic houses in the wider area around Kingsnorth. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Landlords with a home close to Ashford International station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint. Take a building like Kingsnorth Church of England Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If your house is among the older ones in the streets near Church of St Michael, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Kingsnorth is about 2 miles south of Ashford, in Kent. Roofs in Kingsnorth get the same thorough look as anywhere else in Kent. Our area takes in places right across Kent, large and small. You can also see our page for Canterbury.

  • The size of the roof

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You will know the exact price before booking.

What to tell us when you get in touch

A little information up front helps. It’s useful to include:

  • The type of building and roof, like pitched or flat
  • Why you want a survey: buying, a leak, a storm or new work
  • Any marks or damp showing indoors
  • The property’s address and postcode

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.
