New roof snagging in Finberry

About our new roof snagging in Finberry

Our report records what we see with photos and plain descriptions. If there’s a disagreement about the work, it’s between you and your roofer or builder. What we provide is an independent record of the roof’s condition. The report doesn’t price repairs or settle who is responsible, but it describes what we saw in plain terms. If you are worried about flashings not properly dressed or fixed and gutters or fascias damaged during the job, we can find out what’s behind it.

Some older homes in villages like Finberry are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you are buying or signing off new roofing, it is worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What we look for on each type of roof

Ridges, hips and verges

Ridges, hips and verges take the most weather. Bedding, dry-fix pieces and fixings are looked at where visible.

Valleys

We check valley linings for splits and poor laps where they can be seen.

What we can’t see

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Repair costs for putting snags right
  • Deciding who is at fault in a disagreement
  • Fixings and underlay hidden under the coverings

If in doubt, ring 07833 053749 or use the contact form and we’ll suggest the right survey before you book. What our survey covers.

  • New flat roofs
  • New-build homes
  • Loft conversions and dormers
  • Flashings and valleys

What you can safely check yourself

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Local roofs and buyers in Finberry

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. For a purchase or a newly finished roof, the materials decide which details matter most. Godinton House, about 4 miles north-west, is one of the historic houses in the wider area around Finberry. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Take an older house close to Church of St Mary: a survey will show how the roof has been repaired before, which helps you judge what’s coming. Landlords with a home close to Ashford International station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Finberry is about 2 miles south-east of Ashford, in Kent. We survey roofs in Finberry and the surrounding area across London and South East England. Finberry is one of the places in Kent where we work for new roof snagging. For surveys nearby, see our Canterbury page.

For landlords and managing agents

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

Letting agents frequently book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

Useful tips for Finberry property owners

There is plenty you can do without going near the roof. Here’s what helps most:

  • Let your roofer know an inspection is planned
  • Look for new stains after a downpour
  • Put any issues to your roofer in writing
  • Check the roof before you pay in full

Once the snags have been dealt with, keep the report with your roof paperwork. It records the roof’s condition at that point.

Keep the final payment until the roof has been checked, where your contract allows. It gives the roofer a reason to finish everything.

Common questions in Finberry

Is my home in Finberry listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you cover smaller places like Finberry?

Yes, we do. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Let us know about it when you book and we’ll explain what’s needed.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.

What’s the best way to book?

To book, ring 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

Do you lift tiles to check the fixings?

No, we don’t disturb the new coverings. Most fixings sit out of sight under the coverings, but we look at everything we can see safely.

What we do, step by step

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about 1–2 hours for most houses, with bigger or more complicated roofs taking longer. For a village or hamlet like Finberry, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. First, you tell us what the roofer did and any concerns you have.
  2. We look at the tiles or slates, ridges, hips and verges from safe vantage points.
  3. Flashings, valleys, gutters and visible underlay at the eaves are looked at.
  4. The loft space is looked at where safe, along with any mess or damage left after the work.
  5. You get a photo report listing the snags we found.

Before the survey

  • Let us know about any leaks, stains or damp patches you know of
  • Leave side gates unlocked
  • Keep pets in another room
