Rented homes, blocks and businesses

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you contact us and we will plan the survey around it.

New roof snagging in South Willesborough: what you get

Replacing a roof costs a lot, so it makes sense to check the work before you pay the final bill. We look for snags, faults and anything left unfinished on the new roof and around it. You get a photo-illustrated written report that you can pass to your roofer. We’re independent of the roofer who did the job. If you’ve noticed untidy or loose verge details and vents that weren’t fitted or are covered, a survey will tell you what’s going on, on replacement roofs, new-build homes and new flat roofs alike.

Houses in smaller places like South Willesborough can stand more in the open than those in a built-up town, which can mean more wind and rain on the roof. Ridges, verges and flashings are where that weather normally shows first. Whether you are buying or signing off new work, those edges deserve a proper look. Wind lifts anything already loose, so a small fault on an exposed roof does not stay small for long.

We keep jargon out of it: if work is needed, the report says so clearly.

South Willesborough questions

Will you come out to South Willesborough?

Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Does a conservation area affect roof work in South Willesborough?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

I live in a flat. Can you survey the roof?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Is snagging available for a new-build house roof?

Yes. We inspect the roof as far as it can be seen safely and photograph what we find. Book before the defects period runs out if you can.

How much time does a snagging visit need?

For a house, expect about 1–2 hours on site, and longer for large or complex roofs.

Can you settle a dispute with my builder?

No. Our job is to report on the roof as we find it. Any dispute is between you and your roofer or builder and our report gives you an independent record.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Before and after the survey

From years of surveys, a few habits stand out as worth the effort:

  • Walk round the house to look for knock-on damage
  • Look for new stains after a downpour
  • Let your roofer know an inspection is planned
  • Note the end of any warranty or defects period

How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. That’s worth bearing in mind if a payment date is close.

Agree the snagging inspection with your roofer before the job starts. It sets clear expectations and time is set aside for snags.

How the survey works

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes about 1–2 hours for a typical new house roof, longer where the roof is large or complicated. Parking around South Willesborough is typically easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.

  1. We ask what work was done and when it was finished.
  2. The new coverings, ridge, hips and verges are inspected where it’s safe to see them.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. We look in the loft space, where there’s safe access, and around the property for debris or damage.
  5. The snags are written up with photos for you to share with your roofer.

Before we arrive

  • If the roof is shared, arrange access with whoever manages the building
  • Keep pets in another room
  • Have any questions written down, so nothing gets missed

What affects the cost of new roof snagging

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • Basic, Standard or Premium
  • The roof’s overall size
  • The number of roofs, including extensions and garages
  • Any need for thermal images or a drone flight

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We will tell you which package suits the questions you have.

What to tell us when you contact us

Before you get in touch, it’s useful to have:

  • Where water is showing inside, if it is
  • Dates you are working to, such as exchange
  • Whether there is a loft hatch, a shared roof or tricky access
  • The property’s address and postcode

Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or send us an email to find out.

How the survey changes by roof type

Clay and concrete tiles

Interlocking tiles need to sit neatly in line. We note any that look out of place.

Slate roofs

On a new slate roof, we check the coursing and the details at ridges, verges and valleys as far as can be seen safely.

What we can’t see

In fairness, a roof survey has limits:

  • Settling a dispute with your roofer or builder
  • Parts of the roof we can’t see safely
  • Fixings and underlay hidden under the coverings

If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before you book. What a survey covers and does not.

Roof types and parts we check

  • Ridges and verges
  • Replacement roofs
  • Loft conversions and dormers
  • New flat roofs
  • Flashings and valleys
  • New-build homes

New roof snagging in South Willesborough: local notes

Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Godinton House, about 3 miles north-west, is one of the historic houses in the wider area around South Willesborough. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of Ashford International station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. For an older house near a landmark like Church of St Mary the Virgin, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

South Willesborough is about 1 mile south-east of Ashford, in Kent. We survey roofs in South Willesborough and the rest of Kent, as part of our work across London and South East England. South Willesborough is one of the towns and villages in Kent we cover. There’s also a page for Canterbury.
