About our drone roof survey in Godinton

Tall, steep, large or fragile roofs cannot always be inspected up close. A drone takes close-up photos of those roofs from the air. You see slates, ridges, chimneys, valleys and gutters in detail. Everything we find goes into a photo-illustrated written report. It also suits roofs that would be damaged by someone walking on them. Where a flight isn’t possible, we explain why. If you’ve noticed cracked mortar along the ridge and wind damage high on the roof, we can find out what’s behind it.

Around Godinton, a good many roofs are low enough to see partly from the garden or the street. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. Both depend on the weather on the day. Close-up images frequently show wear on ridges, verges and flashings that cannot be judged properly from the ground.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

The survey, step by step

You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. The survey itself takes between one and two hours at most homes; commercial roofs usually need 3–4 hours. Being in a smaller place like Godinton does not change how the visit works: we look from ground level, from windows, from the loft and from the roof where it is safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. You give us the address and let us know about the roof.
  2. Airspace restrictions are checked and permission sought where needed.
  3. On the day, we check the wind, weather and site before flying.
  4. Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
  5. We email the report with close-up photos and recommendations.

Before we arrive

  • Move anything stored under the loft hatch
  • Let us know about any leaks, stains or damp patches you know of
  • Have keys ready for side gates, garages or roof access doors

Landlord and commercial surveys in Godinton

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

What a drone roof survey doesn’t cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Flying in a flight restriction zone without the airport’s permission
  • Whether the roof structure meets design loads
  • A flight on a day when the weather is not safe

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you. What a survey covers and doesn’t.

What we check

  • Chimney stacks
  • Large and complex roofs
  • Fragile roofs
  • Flat roofs on upper floors
  • Tall and steep roofs
  • Valleys and parapet gutters

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

Airspace, weather and Godinton roofs

The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. In the open category, flights stay below 120 m (400 ft) and within sight. There are several hotels within about a mile and a half of Godinton. For hotels and other commercial buildings, large roofs are where photos from the air and thermal images show the most at once.

For hotels and guest houses around Godinton, a roof problem found early is far less disruptive than one found by a guest. Anyone responsible for a site like Godinton Primary School will know that thermal images can show where wet insulation sits under a big flat roof. Shop and office owners around County Square may find that thermal images can show trapped moisture across a wide commercial roof.

Questions from Godinton

Do you cover smaller places like Godinton?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Is my home in Godinton listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Will the drone film my neighbours?

We point the camera at your roof only. Next door’s windows and gardens are kept out of shot as far as possible. It helps to tell neighbours beforehand.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

How much is a survey?

Prices start from £400, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

Is a drone roof survey a thermal survey?

Our drone survey is about close-up photographs. Thermal imaging comes with the Premium Survey, as a separate check.

What a survey costs

To price your survey, we check:

  • Which survey package you book
  • The use of thermal imaging or a drone
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Commercial roofs and larger buildings

Prices quoted always include VAT, and the written report is part of the package. Prices start from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Getting in touch

What helps most when you contact us:

  • What’s prompted the survey
  • Anything about access we should know
  • Your timetable, such as an exchange date
  • Any marks or damp showing indoors

When you are ready to go ahead, call 07833 053749 or send us an email. We will suggest a package, agree the price and find a date.

Leave it or get it looked at?

Photos from a drone survey show how the roof looks today. Comparing them with later photos shows what has changed. It helps when you plan ahead. In a smaller place like Godinton, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Each storm lifts it a little further, and water follows.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.
