What affects the cost of chimney surveys

A few things affect what a survey costs:

  • The package you choose: Basic, Standard or Premium
  • The height of the building and how the roof can safely be seen
  • How big the roof is
  • Whether thermal imaging or a drone is needed

Chimney survey starts from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.

Booking your survey

Here’s what helps us most when you contact us:

  • Any stains, drips or damp patches you’ve seen indoors
  • How the loft is reached, if there is one
  • Your timetable, like an exchange date
  • Photos of the roof, taken safely from the ground or a window

A quick phone call is normally the easiest start: call 07833 053749 or drop us an email and we’ll ask a few questions about the roof. You will have a price before anything is arranged.

Chimney surveys for homes and businesses in Westwell

Damp on a chimney breast can have several causes. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Condensation inside an unventilated stack is another common cause. Our survey checks each of these and records the likely cause. That points the work in the right direction. We’re often asked to look into cracked or missing flaunching and a chimney out of line, on flaunching, lead flashings and chimney breasts.

Older buildings in small places like Westwell may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

When you need someone else

We only report what can safely be seen on the day, so some things are outside what a survey can do:

  • Flue inspections or sweeping
  • Areas we cannot view from safe positions
  • Structural calculations for a leaning stack

If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey. What our survey covers.

Roof types and parts we check

  • Lead flashings
  • Chimney breasts
  • Shared and party-wall stacks
  • Flaunching
  • Brick chimney stacks
  • Chimney pots and cowls

DIY checks: what’s safe

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Common roof problems in Westwell

Some owners book because a chimney breast has been removed below and they want to know about the stack above. We note what’s visible in the roof space and outside, and recommend a structural engineer where support is in question.

A survey can pick up problems such as:

  • A stack that appears to lean
  • Gaps in the mortar around the pots
  • Gaps where the stack meets the roof
  • Worn or missing pointing

If you look after a building such as The Hayesbrook School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What to check before booking

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • How much experience they have with roofs like yours
  • Which limits apply to the survey
  • Whether you can ask questions once you have the report

What’s in a roof survey

What a chimney survey looks like in Westwell

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. Historic houses such as Godinton House, about 2.3 miles south, show how far back building in the area around Westwell goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

Shop and office owners around County Square may find that a dated report on the roof is useful for planning and for any lease discussions. If your house is among the older ones in the streets near Church of St Mary, its roof may have old fixings, lead flashings and chimneys that need a closer look.

FAQs for Westwell

I let a flat near Charing station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or drop us an email with the details.

Do you cover smaller places like Westwell?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route when you book.

Will you photograph what you find?

Yes. The report includes photos of what we found, so you can see exactly what each finding refers to.

Our stack is shared. Can you still survey it?

Yes. Shared stacks are common on terraced and semi-detached houses. We record the stack as far as we can see it and flag anything on the neighbour’s side.

What will the report tell me?

Written findings with photos, explaining the condition of the chimney stack, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

How do I arrange a chimney survey in Westwell?

Just call 07833 053749 or email us. We will ask a few questions, confirm the price and agree a date.

Can you give me structural calculations?

No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

What we look for on each type of roof

Brick stacks

Brick stacks rely on sound pointing to keep water out. We check the bricks for spalling and the joints for erosion.

Flaunching

The sloping mortar around the pots is called flaunching. Once it cracks, water can get straight into the brickwork.

How the survey works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect roughly 1–2 hours for most homes, a little longer where there are several stacks. Cottages and farmhouses around Westwell frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. First we talk through the stacks, their history and any problems.
  2. We look at every stack from wherever it can safely be seen.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the roof space.
  5. You get a written report with photos and recommendations by email.

Preparing for the visit

  • Make sure pets are kept safely away
  • Tell us about any leaks, stains or damp patches you know of
  • Leave a clear route to the loft
