Gutter surveys near Ram Lane

Gutter survey in Ram Lane

Damp patches on inside walls, stains below a valley or water running down the brickwork can frequently be traced to the gutters. We check whether gutters, outlets or downpipes are the likely source, as far as can be seen safely. If the evidence points elsewhere, like a flashing or the roof covering, we’ll say so, with a suggested next step. We are frequently asked to look into water backing up from a hidden gutter and gutters full of debris and silt, on downpipes, eaves gutters and valley gutters.

In a small place like Ram Lane, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

Where we cannot see part of the gutter, the report says so. That way, it’s clear what was covered and what wasn’t.

How the survey works

After the inspection, everything we found is written up as a report with photographs, emailed to you. As for time on site, most surveys take between one and two hours at a house, depending on how many gutter runs and downpipes there are. Somewhere like Ram Lane needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

When you need someone else

We only report what can be seen safely on the day, so some things are outside what a survey can do:

  • Damage hidden inside walls or behind boards
  • Blockages deep inside downpipes
  • Pipes below ground level

If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey before booking. What a survey covers and doesn’t.

  • Valley gutters
  • Downpipes
  • Parapet and box gutters
  • Fascias and soffits
  • Eaves gutters

Tips from our surveys

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Note any damp stains below the gutters
  • Look for downpipes coming loose
  • Watch the gutters during heavy rain
  • Check the loft with care after heavy rain

Questions about the report are welcome. With the Standard Survey there’s a follow-up consultation, and the Premium Survey includes an in-person consultation.

Have your gutters cleared at least once a year or more frequently near trees. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.

What a survey costs

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • Height and safe access
  • The package you choose: Basic, Standard or Premium
  • Whether it is a home or a commercial building
  • Extensions, dormers and garages with roofs of their own

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

What we need to know

To price your survey accurately, we will ask about:

  • Photos of the roof, taken safely from the ground or a window
  • Where the property is, with the postcode
  • Dates you are working to, like exchange
  • The kind of building and roof involved

Every survey is priced before it is booked, so you know where you stand. Prices start from £150, including VAT. For a price for your roof, ring 07833 053749 or drop us an email.

Gutter surveys around Ram Lane

About 2.1 miles south-east lies Godinton House, a reminder of how long the area around Ram Lane has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you own a rental within reach of Charing station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For site and facilities teams at buildings such as The Hayesbrook School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you look after a shop, office or commercial unit, for instance near County Square, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Ram Lane questions

I let a flat near Charing station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or drop us an email with the address and what you need.

Do you cover smaller places like Ram Lane?

Yes, Ram Lane is on our map. Villages and rural addresses get the same survey as a town house.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.

What’s the price of a gutter survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Just phone 07833 053749 or use the contact form for a price.

What do I do with the report?

You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so the building owner or managing agent needs to agree access. We can only inspect what we’re given access to.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access as you book.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Why get it checked now?

Going up a ladder to check your own gutters carries real risk. You can see drips and overflows from ground level, but valleys, parapets and box gutters are hard to see. We inspect as far as it is safe to see and put it in writing. Outbuildings and barns around Ram Lane are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.
