About our landlord roof survey in Ram Lane

Landlords often book us when buying a property to rent out, or after a tenant reports a leak. Agents and freeholders often want a survey for a rolling maintenance plan. Whatever the reason, the report follows the same clear format, with photos and recommendations. Surveys are carried out seven days a week, which can make access easier to arrange. We survey rented houses, shared roofs and flat roofs on blocks, and people most often book us about leaking joints at party walls and damp or stains in top-floor flats.

In a village or hamlet like Ram Lane, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Roof by roof

Pitched roofs on houses and blocks

On older pitched roofs, the fixings and underlay often fail before good slates or tiles. We note what we can see.

Gutters and downpipes

Overflowing gutters soak walls and can lead to damp in flats. We record what we see.

What affects the price in Ram Lane

To price your survey, we check:

  • Height and safe access
  • The size of the roof
  • If the survey needs thermal imaging or a drone
  • Features like valleys, chimneys, dormers and parapets

Every price we give includes VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What we need to know

There’s no need for technical words. Just let us know:

  • The style of property, from a terrace to a block
  • Where the property is, with the postcode
  • Pictures of the roof from a safe spot, if you have them
  • Your timetable, such as an exchange date

Once you know what you need, call 07833 053749 or drop us an email. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Questions from Ram Lane

Is Ram Lane within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

I let a flat near Charing station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or drop us an email with the address and what you need, and we will talk through which survey suits.

What if it rains on the day?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access when you book.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Does the report help with maintenance planning?

Yes. Recommendations are prioritised by urgency where relevant so you can plan spending. Repair costs aren’t included but it gives contractors a clear brief.

Do you climb onto every roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest.

What you can safely check yourself

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Landlord roof surveys around Ram Lane

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Godinton House about 2.1 miles south-east, Ram Lane sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

For landlords with property near Charing station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you run a business near County Square, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

What we are asked to look at in Ram Lane

A single building may have pitched roofs, flat roofs and rear additions. Each wears differently, and flat roofs over rear additions often need attention sooner.

Signs worth acting on include:

  • Parapets and upstands in poor repair
  • Cracked or leaning shared chimneys
  • Worn ridges, hips and verges
  • Gaps where tiles or slates have slipped

Take a building like The Hayesbrook School: large buildings have long gutter runs and big roofs that need checking like any other.

Questions to ask before you book

  • How they plan to inspect the roof safely
  • Will they check the loft as well as the outside?
  • What insurance they carry
  • What experience they bring

What a good roof survey covers

Landlords, agents and block managers in Ram Lane

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.

We survey roofs for landlords and agents as well as homeowners. The report gives you a dated record of the let or shared roof, with photographs.

How the survey works

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take between one and two hours for a house, and longer for a block or a building with several roofs. In a hamlet or village like Ram Lane, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start by agreeing the scope, roof by roof.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. Every defect we find is photographed and given a priority where relevant.
  5. We send a written report you can use to plan maintenance and budgets.

How to prepare

  • If you’re buying, let the agent know when we’re coming
  • Find any records of previous roof work
  • Unlock side gates and any roof access doors
