FAQs for Bockhanger

Does a conservation area affect roof work in Bockhanger?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do you carry out roof surveys in Bockhanger?

We do. The survey and report are the same in Bockhanger as anywhere else.

Does the investigation include the repair?

This service finds and reports the cause, and the repair is separate. With the report, a roofer knows exactly where to look.

What does the report include?

Written findings with photographs, explaining the condition of the leaking roof, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

What should I do before you arrive?

Clear the loft hatch so we can get into the roof space. Gather any photos and notes about when it leaks, plus details of past repairs. In the meantime, catch the water and keep it clear of lights and sockets.

Can a leak be traced on a dry day?

In most cases, yes. Moisture detection shows where materials are damp even on a dry day. If a leak only appears in driving rain from one direction, we will tell you what we found and what’s most likely.

How long does the visit take?

Allow about one to two hours, more where the leak is intermittent or the roof is large. We will confirm what to expect when we arrange the visit.

Roof leak investigations for homes and businesses in Bockhanger

A leak that comes and goes can be the hardest to pin down. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Notes on when it leaks, and what the weather was doing, help us, along with any photos you’ve taken. Even on a dry day, a leak typically leaves clues: stained timbers, tide marks and damp underlay. Moisture readings show where materials are still wet. Common reasons to book are drips in the loft during heavy rain and water through the ceiling under a flat roof, across chimney stacks, the roof space and valleys and parapet gutters.

In older homes around places like Bockhanger, the underlay may be old bitumen felt, or there may be none at all. Once the slates or tiles let water past, there is little to stop it reaching the ceiling. Whether it is long-term wear or recent damage makes a difference to what happens next. In the loft, damp battens or wet insulation are frequently the first clues.

Findings are set out part by part, from the main slopes down to the gutters and outlets. It records what’s sound as well as what isn’t.

How it works

The visit has one job: to see as much of the leaking roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It usually takes about one to two hours at a typical home; commercial roofs usually need 3–4 hours. Being in a smaller place like Bockhanger does not change how the visit works: we look from the ground, from windows, from the loft and from the roof where it is safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. The investigation works from the stain back to the roof.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

Preparing for the visit

  • Check pets are kept safely away
  • Buyers: confirm access with the estate agent or seller
  • Move anything stored under the loft hatch

Advice

What we cannot see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • What’s under the covering or behind the plaster
  • Leaks from plumbing, tanks or pipework rather than the roof
  • The repair itself (the investigation finds and reports the cause)

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you. What our survey covers.

  • Valleys and parapet gutters
  • Rooflights and dormers
  • The roof space
  • Lead flashings
  • Slate and tile slopes

What affects the cost of roof leak investigations

When we price a survey, we consider:

  • How big the roof is
  • Features like valleys, chimneys, dormers and parapets
  • How many separate roofs there are, like extensions, dormers and garages
  • Commercial roofs and larger buildings

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

Booking your survey

The more you let us know, the easier it is to price the survey. When you contact us, it’s useful to mention:

  • The address and postcode of the property
  • The style of property, from a terrace to a block
  • Dates you are working to, such as exchange
  • Access details, such as a loft hatch or a shared roof

Most bookings start with a short call: ring 07833 053749 or send us an email and we’ll ask a few questions about the roof. The price is agreed before a date is set.

Tips that help

Some practical points come up on survey after survey. They apply to most roofs:

  • Tell us about any past repairs to the roof
  • Check the loft is accessible
  • Tell us if there are tanks or pipes in the loft
  • Put a bucket under the drip and move valuables

With the Standard Survey you get a follow-up consultation, while Premium includes one in person. It’s a chance to ask about anything in the report.

Have leaves and moss cleared from gutters, valleys and outlets, especially in autumn. Blocked outlets on parapet and flat roofs cause many leaks. Leave the clearing to someone with the right equipment.

Landlords, agents and block managers in Bockhanger

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we’ll plan the visit with that in mind.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Signs you need a roof leak investigation in Bockhanger

A roof valley collects the rain from two slopes. Split linings, slipped valley tiles or debris can push water under the slates or tiles. Leaks from valleys often show up some distance away inside.

People normally book a survey when they’ve noticed something like this:

  • Water dripping from rafters or underlay
  • Leaks at a dormer or roof window
  • Damp walls below an overflowing gutter
  • Leaks below a flat extension roof

For landlords with property near Ashford International station, a clear finding on where water gets in helps you brief a roofer right away.

Choosing a roof surveyor

  • How long the report takes to arrive
  • What happens after the report arrives
  • Whether any drone flown is registered with the CAA
  • What the survey won’t cover

What’s in a roof survey

Bockhanger roofs and the weather

Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Each of these roof types has its own typical places for water to get in. About 2.1 miles west lies Godinton House, a reminder of how long the area around Bockhanger has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark like Church of St Mary, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. If you run a business near County Square, finding where water is getting in quickly keeps disruption down.
